... then it should also be marketable: children's room in the south, bedroom subordinate in direction should be possible. You are building in many negative points that don't have to be there. Your needs can also be implemented in this house so that it works optimally for others and fits better.
When we sold our house (detached), there was a bathtub in the shower – a family looked at it and immediately deducted 30,000 from the sales price because of a bathroom conversion. Kitchen semi-open to the dining area due to a chimney – was not bought because "properly open" was not possible. You know yourselves how difficult it is to sell a house...

Not bad, but a house should be more than just appearance. Even if you call yourself undemanding – I also find it inappropriate to spend a lot of money on something planned rather lovelessly like Tetris for children. It can be better, also with your wishes. After all, a house has a soul.

hmm, did you actually want criticism and suggestions? Or is the sauna size and bathtub design already fixed? When I read "kitchen in L", the planning is already done for me.
For a plan that offers a lot of potential for the mentioned improvements, you are quite resistant to the desired criticism and suggestions.
you don't reduce your garden by designing it, zoning it, and also creating a nice east garden.

For example, that is not an issue for me. At my age, money from selling a house no longer matters in a country like Germany. At the moment, I am absolutely happy in a small rental apartment.


Admittedly, without my own children, it is difficult for me to empathize or put myself in the shoes of a family with children. Especially since I lived as a child in a three-room apartment with a family of four. But our new house will have two bathrooms, a garden, two children’s rooms, a functional kitchen, a larger living room with a game table, maybe a garden with a fountain; if that is not enough for a family with children, then so be it. Renting it out might still be possible if the rent, among other things for social reasons, is not too high.


After we installed a second bathroom, the house was sold within about 24 hours. The difficult ones are the people who want a new house at the price of a 70-year-old house. They just have to keep looking.


I absolutely like your point of view and I find it incredibly impressive that you express it that way. In my opinion, however, our house is not thoughtlessly planned but the focus is on light, pictures, plants, less on short distances between kitchen and dining table, practical cloakroom, or getting from the car to the house without getting wet. Basically, I am certainly someone who greatly appreciates comfort, but I am not really practically minded. For beauty, I accept inconveniences. I am currently more concerned with the right size for the terrace doors/windows and the roof pitch; that is what I am focused on right now.


Yes, I want hints, advice, tips. For example, what roof pitch it should have. Or what size the windows should be. I am happy to put the floor plan up for discussion even if I might set different priorities than one or another forum member. One example is probably that I find the distance between the kitchen and dining table absolutely negligible. If I feel comfortable everywhere in my house, then also on the way between kitchen and dining table. And what does it matter if it is meters or centimeters further? At the moment, I am not doing any other sport except walking anyway.


I receive many valuable suggestions and advice in this forum and learn every day. I have accepted many improvements, even if it maybe wasn’t conveyed so clearly.

That is furnishing / interior and can be placed or hung anywhere. That is not “house” We know that by now. Why? That is quite unimportant. 4 sqm here, 4 sqm there. Plus a window with a parapet. 10 sqm brings more than enough light. And if it should only be 160 cm wide, does it matter?! If you don't care whether you have a wardrobe, you shouldn't care how wide a window is. What is it important for? You don’t even see it. You look at your carport or your front garden... seriously: who cares if you get dry or wet at the front door, but you value the little tip ... that is not to be understood. ... ... I have to be honest, I probably have a personal problem with people just building such a house without optimal planning and throwing money around as if it were worthless. Facade, roof and windows get more priority than the interior. Then the decoration has to compensate, and that is even planned. I work hard for my money, so that’s not comprehensible to me. And before selling, there is then remodeling and rebuilding so that at least some target group is addressed... I’m done then, too.

I have to agree with Yvonne 100% regarding the approach to the "planning" (which is none). Yes, a house has a soul! For most people, a lot of passion goes into it! Even if they want to sell it again in the foreseeable future (which I find totally strange, instead of first committing to it and seeing how you "get along," the house and yourself). It breaks my heart when I read how thoughtlessly and indifferently a valuable piece of land is built up. Here in the region, many young couples would give their arm for plots of land. Once there is a house on it, other ideas are initially "lost," unless you tear it down! Apparently, it is more important to you how much you can enjoy the path from the front door to your carport. But the view from your sofa into the main garden doesn’t matter to you. There's already forest, and that's enough for now. And the main thing is that the fascia and the roof fit. Someone should try to understand that. I can’t. Next door, a house was built. Money in abundance. The focus was on having enough storage space for thousands of dishes (although there are never guests. But apparently I don’t need to understand what that’s for). The rest? Oh... that will be fine. And so it was. The architects talked themselves hoarse. Do it like this instead and think about that. All talking was in vain. And today? I hear several times a week: I had imagined it differently. And I keep thinking: she doesn’t deserve the house. It’s similar for me when I read about such an absurd approach as with you.

Our bed is above the TV. I can’t hear it either. We have a wooden ceiling.
