We sold our previous house with 4 floors and a 1000 sqm plot to a couple about our age, around 59/63, whose children have moved out. And that house had various disadvantages that our new house will not have.


I will catch up. I hope you don’t become a despot because I have to agree with you so often. I assume there is some corrective at your home, or even several.

I can confirm that. I sleep directly above the living room and don't hear anything from the TV or guests because our stairs are not in the living area but in the hallway – just like with you. Really think carefully about whether you want to be woken up in the morning by cars or by birdsong And since the bedroom window faces south, you will mostly have it open.


And why doesn't he use his "ER-" or junk room for that? Hobby, technology, and laundry all in one room?


I think your front garden won’t look so great with these futuristic carports, the garbage bins, and the street right in front; however, the back will definitely be a dream you can view from the living room. But there won’t be much left for flower beds, trees, and bushes. I would also place that on the north border with 3 meters distance and add the 80 cm to the south side. Leaving 3.80 m on each side is nonsense.
