House and floor plan planning - First architect's plan is available

I gather that the optimization attempts by the fellow forum members are pursued with greater enthusiasm than by you, and that you are quite content in this regard. So: what do you wish from us? At the moment, we are temporarily living in a 78 sqm rental apartment and I feel absolutely comfortable.

Unfortunately, the information about the development plan is missing, but in the ground floor plan it seems that the dashed lines represent the building boundaries, which apparently are clearly exceeded at the rear without justification. It should also be clarified whether the municipality allows two access roads. Usually, this is a special use not covered by public use that must be approved by the road authority, which is denied without valid reasons.

What do I wish for? Information about what people who are not me would do differently, in order to then compare it with my own needs. I think this works very well, and I expressly thank every single forum member for that. I hope that my ideas, for example that garages are nice when they look more like Victorian conservatories, do not meet with full rejection from every forum member. Surely there is a reason why most garages don’t look like Victorian conservatories. I learn something new every day here in the forum and I am grateful for that.

The planner/architect has determined that almost all neighbors have exceeded the building boundaries and is now trying to achieve this for us as well. I do not understand the issue with the two access roads, but I assume the municipality has good reasons for it. If it is not possible, I will look for another solution. Only one parking space is required.
