For your question, roof and windows, the furniture ultimately is not that important either. My waste of time was the planning I had already made on this 9.4 x 9.4 (or so) according to your needs, which was not wanted/desired at all... which only became clear in the discussion.

Pinkiponk, I thought you didn’t want to have guests upstairs? They’re supposed to walk past your bathroom down to the guest bathroom?

Really, the whole thing is so half-baked and so poorly thought out, I just can’t keep up. And you can’t fix all of that with nice furnishings. And then I also have a hard time with your attitude of “it’s all not that important, it’ll be fine, with my husband it’ll be nice, whatever.”

Is this really just an investment property that you’ll more or less be forced to move into because that’s how it’s done? Then I wouldn’t build. You’re happy in the rental apartment and need to invest money. There would be other options. Either I consciously build to rent out or I invest in a way that I can always afford things with my money in old age. For great trips, an RV, an apartment in the south to escape the winter. You’re +/- 60, with a lot of luck you still have 30 years. I would calculate how to spend the money pleasantly, on things that give me joy. The last shirt has no pockets! And with me, and obviously not only with me, the impression arises that the house is not being built out of joy and love for the house, but because real estate is currently such a good investment. They are, but only if you don’t want to touch your money for a long time or if you’re fulfilling a dream with the house. I don’t know if it’s the best solution for you. After 27 pages, I’ve gotten a different impression.

I know several ladies who "have a knack for interior design," but I would – as much as I appreciate living in a holiday area myself – never interpret "location, location, location" as knowingly building a compromise house. And despite all my pacifism: I would pull the draughtsman by the ears through his office if he were to draw some fantasy furniture in my floor plan in completely stupid places (and then lock him up there on bread and water until he corrected it). Even a domicile for just ten years is not a rented holiday home, with whose peculiarities one can somehow put up for three weeks as long as the nice weather compensates. And the idea of hanging my anoraks in the Hechteausnehm heating cellar because no wardrobe seemed pretty enough for my hallway, I can only truly quote Wolfgang Ambros: pinch me, I must be dreaming, this cannot be true, where are we living!

I now have the building application with the corresponding argumentation and will gladly keep you updated if you are interested. Our architect seems "optimistic," as we will receive a new building application from him free of charge if the building authority rejects it. Perhaps he has already spoken to the building authority on the phone.

@among others Escroda: Do you often hear that you are right? ;-) Probably. :-) As promised, the update. The two accesses are not permitted, so we will waive one of the two accesses. Furthermore, the exceeding of building boundaries was also objected to, which will both lead to the rejection (after a hearing) of the building application. Regarding the building boundaries, it should also be mentioned that after consulting with a caseworker at an authority, we have moved the house another 50 cm backwards (contrary to the plans published in this thread), which now turns out not to be allowed.

We will now move the house about 50 cm forward again, remove one access, and then see whether it can be approved or if further changes are required.

What I find unfortunate in this context is that building authorities do not simply make a quick call and say what needs to be changed, but it immediately becomes complicated for a layperson like me with deadlines, hearings, etc.

If I have understood some posts in this forum correctly, there is indeed the possibility that after the aforementioned changes the building authorities will wish for further changes, or have I misunderstood and they name all criticisms and necessary changes right away?
