That’s not necessary at all. The current draft already has three floors connected by a proper staircase. The whole thing is simply being raised so that the lowest one is not buried.

That’s not the alternative here at all. It’s only about whether one floor should be buried or above ground. The cellar faction fails to see that the AntiCellar faction does not want to eliminate the floor without replacement, but simply raise it to daylight. That saves a lot of earthworks, an external cellar staircase, maybe even a waterproof structural element and, if necessary, the dormer as well. Since I am neither a wine collector, a Reich citizen, nor an Austrian, I see no advantage in an underground room compared to one above ground. The only argument I see is the appearance. If ground floor, first floor, attic don’t look good, all other arguments are useless. Convertible or station wagon? Convertible is more expensive, only two doors, less legroom in the back, smaller trunk and after ten years the roof leaks. And yet many would not want to switch.

First, let’s see how the plot and the development plan actually look in the end. Then the building regulations boundaries can be reconciled with the financial ones. And if there is still room for design, we can discuss the dusty attic.

... I didn't even mention that earlier: there is dust in the smallest hut, it doesn't even have to be in Rome. I have even seen dust in cellars, personally as well

Oh dear, by definition I think it's a BU, a small regional company that has been operating for 25 years and works with regional tradespeople. We are acquiring the land separately. It will basically be a turnkey house (of course without painting and flooring work - as always, that can be done but at an additional price, of course )
Of course, we still wanted to obtain comparison offers (at least 3 actually, or do you think more are needed?), we have had an appointment with two of them so far. So far, we only have a "more concrete" offer from one, but he seemed down-to-earth and especially "more accurate in cost estimation" at first impression, so he pointed out critical points and additional costs quite precisely with regard to his estimate. So a good first impression... But of course we will wait for further offers.


He says: I quote "I don't need light, I work in the dark anyway so I can see the monitor better" - software developer after all
No, but I totally agree with you, if the rooms are to be used appropriately, brightness is needed.


Citizen participation was completed last year, only the city council’s adoption remains in the next meeting (only some drainage requirements were changed: no longer necessary to throttle back water discharge from the cistern) as well as the surveying of our part of the property and the corresponding adjustments to the utility plans. So theoretically all the "preparatory work" is done, if everything goes according to plan (does it ever…) then after the resolution follows the 4-week period during which the development contract is made and afterwards development could begin.


That’s exactly where we are cutting back now... as practical and sensible as we find your suggestions - we simply do not like the look of the townhouse style at all.


I think you’re absolutely right there, it won’t be long until all conditions are fixed and we then also have a cost estimate (hopefully also from additional companies) and the results of the soil survey, so that we can still consider whether we can afford a basement or if we have to settle with the (in our view) combo instead of the mole convertible.

Currently we are still working on possible floor plans (the husband is finally involved too - after all it’s about his potential workshop and DIY basement

Well, the look is definitely a Faktum. On such a small footprint, it looks like a high-rise. That immediately raises the question of whether to enlarge the footprint and rearrange the rooms. But the plot is tiny. A dilemma and a plus for the basement faction. Although that would still not be an option for me. I am a worshipper of light.

The tiny house almost completely fills the plot:

You should not stay in there, only the guests should sleep in there and the laundry as well as the technology.
Speaking of technology: where is the HAR?

That's exactly what I mean: with shifting my gaze between the monitor and trees, I get tired significantly later at the screen than when shifting my gaze between the monitor and somewhere else inside the room. With a gable roof and knee wall, the association with a pseudo-villa is reliably avoided. That also pushed the discussion back then with , and with , even registered here himself.
