Hm.... I just read the last posts and took @Escrodas’s suggestion to heart. Also, although I don’t like basements, I felt with you and with three children did consider the basement. However, the final price is against that. The roof is already there.... Maximize the height, use the attic as storage space (replace the basement stairs with attic stairs ) instead of a double carport a shed for the man’s workshop and the kids’ and garden stuff... South garden is also nice, especially in winter... for the sundowner you could plan a second terrace between the shed and the house... Yes, that could make it an affordable property
So, I sketched something. Without a basement. And that’s crap. The footprint of the house can’t really be reduced because of the technical connection room and an office hole. Besides that, with 3 rooms plus a bathroom you don’t exactly get a generous utility room on the upper floor. But I also have to say that in this case a storage room in the attic means two stairs from the ground floor, and that is so crap.
I find attics impossible because 1. heat in summer (can be counteracted with air conditioning)
Heat? That can be insulated. Then there is no heat there. It’s a new build and not an old house. Not only in two-story city villas can you endure it today, also the one-story gable roof house variant still holds its ground on the market – without sweaty tempers.
