Floor plan optimization of a single-family house with a basement on a small plot

Hm.... I just read the last posts and took @Escrodas’s suggestion to heart. Also, although I don’t like basements, I felt with you and with three children did consider the basement. However, the final price is against that. The roof is already there.... Maximize the height, use the attic as storage space (replace the basement stairs with attic stairs ) instead of a double carport a shed for the man’s workshop and the kids’ and garden stuff... So, I sketched something. Without a basement. And that’s crap. The footprint of the house can’t really be reduced because of the technical connection room and an office hole. Besides that, with 3 rooms plus a bathroom you don’t exactly get a generous utility room on the upper floor. But I also have to say that in this case a storage room in the attic means two stairs from the ground floor, and that is so crap.

Heat? That can be insulated. Then there is no heat there. It’s a new build and not an old house. Not only in two-story city villas can you endure it today, also the one-story gable roof house variant still holds its ground on the market – without sweaty tempers.

To the basement supporters: The family wants 3 children's rooms, 1 study, and they also have guests. That alone requires 5 bedrooms + study. And no, they are not well suited in the basement if you don't have a hillside. It's dark down there, and guests don't want to be locked in there either. Furthermore, 2 full floors + attic are allowed. That means there is no need to crawl underground. That would only make things more expensive and require difficult excavations or window shafts, which in the end still don't provide as much light as an upper floor + attic. Money for 4 floors is unrealistic, 2 with attic are already difficult. So, goodbye basement!

I don’t know what kind of guests you all have, maybe the Queen or something. But my guests are really happy if they have their own room in the basement and don’t feel in the way in the study. They’re hardly ever in the guest room during the day, but rather in the living room/garden/out and about. It’s the same for me. I don’t see the problem with a guest room and possibly a study (depends on how often it’s used. Daily: rather no. Occasionally once a week: sure!) in the basement. (Regardless of whether it makes sense here).
