You're not having a mental block, because that's exactly the problem: if you plan for 4 bedrooms upstairs, then you have more than enough downstairs. Move the office to the ground floor, then the basement is somehow "excess." Idea: bedroom in the living basement? Children three sharing 2 children's rooms as long as they are small, later the parents move to the basement. The problem with that is the costly bathroom in the basement. Or smaller children's rooms, since they get play and gaming space in the basement anyway... Or create a projection on the ground floor to compensate for the missing 5-10 sqm... I favor this option. Expanding the house completely is probably too costly. Having some free space for the bedroom with 3 children is quite good.

Oh dear, you're absolutely right kbt09! I made a mistake with the scale yesterday, sorry! Now I also see what ypg meant... embarrassing...

Carport and covered stairs are a tricky issue. The builder planned it that way (first drafts). But we actually don't want that, since cars aren't that important to us for dry parking, and secondly, it takes up a lot of space on the property because of the 3 m line, as you already said. We'd prefer the stairs behind the house and only 2 parking spaces in a row (which are allowed as border development)...

The thing with the basement staircase is correct, sorry. It’s not possible.

The basement room at the bottom left has no designation - is it the "above"? The bedroom in the basement and the utility room next to it have the slope and proper windows. These are the prime spots in the basement! I would create two bedrooms here (guest and possibly child 3) and rather place the utility/storage room at the bottom left. Then one could also plan a laundry chute in the upstairs corner hallway/KZ1/bedroom (doors would have to be shifted a bit), because this wall already exists like this on the ground floor and basement, meaning the laundry would "arrive" in the basement hallway, right next to the utility room.

With two bedrooms in the basement, the bedroom on the ground floor would be free; then the kitchen could be at the top left, the dining room to the right of it, and a living corner at the bottom left. Or, as planned, only the actual living room would suddenly become properly large. At currently 22 m² for 5 people and possibly guests, it’s quite cramped!

With three children, two would first share a children’s room; later one would move downstairs. And if someone is no longer quite steady on their feet, a stairlift would be installed to the upper floor, the washing machine would move to the bathroom upstairs (keep the connection in mind), and the basement would only be rarely needed. And if there is a water connection in the basement room on the left downstairs, a child could even possibly set up an apartment downstairs.

Yes, that sounds good, we should definitely think about it! It would certainly be a nice solution.

Although I also really like Scout's second idea, it’s just, as already noted, something to consider with a bedroom in the basement along with a bathroom.

Wow, we have quite a lot to discuss this evening.

Great that you have such good ideas. Often you just can’t see the forest for the trees yourself...

Or something like that, a bit slimmer. Something like RH, but with more windows.

Wow, thank you very much for your effort!

That also looks good, great opportunity, we haven't had that before and what I like is that the staircase ascent is still not directly next to the entrance door (I find that absolutely awful )

I can already see, I need to get tracing paper and work through lots of different drafts.
