It should then also be available by the end of September with the city council decision, there was a complete preliminary draft of the building area, where 1.5 stories were planned for the edge properties and 2 stories for centrally located houses, but as mentioned, this has already been adjusted.
Or can I find that directly somewhere in the development plan that I already have?

you are building in Thuringia? Just out of curiosity, in which area? As a fellow Thuringian? I want to pick up the basement discussion again. Basically, it has already been said... You want to keep the footprint of the house small because the plot is small. If you now move "living spaces" to the basement, you have to sacrifice space for slopes and light wells - which again reduces the garden! - and you have a huge effort to bury the basement because the plot is level - and that's considering a limited budget. To me, that doesn't make sense at all, honestly. I have a friend who I occasionally visit and sometimes stay overnight. If her husband is not there, I can sleep "upstairs," if he is there, I get the official guest room in the basement. And sorry, even just for sleeping... it’s a basement, with a light well, it smells like a basement and you go through the "utility rooms" on a concrete floor... the ambiance is not pleasant, even if I only pass through once in the evening and once in the morning. And at the latest when I wake up in the morning, I feel rather uncomfortable. So I'm also not pro guest in the basement, and for working there, I wouldn't want that at all. By the way, I also have a mini plot, 306m², and a detached single-family house on it. Since it's only supposed to be enough for three people (two children and me), 100m² is sufficient. With your 50m² more plot area, you can surely get 50m² more living space with good planning and there will still be a bit more garden. Be brave! Keep the living spaces above ground!

Thanks for your assessment regarding the basement and plot size, at least we're not the only ones who have such a tiny plot and still want to build detached on it, it's also nice to hear how much everyone else had left (house footprint about 60 sqm?)

Yes, we also considered building a bit larger instead of having a basement, and realistically that has to be taken into account if the budget doesn't fit. But as long as we don't have a written offer, the Mole family can still dream a little

so in my opinion basement is not necessarily just basement at my aunt’s place it is designed very cozy. no concrete floor, but the same tiles as upstairs in the living room and wallpapered normally. the bathroom is very nice. there is a cozy seating area and a TV is also placed there (the kids sometimes watch TV when there are visitors, or dad watches football :P) and everything is neatly stored in closed Pax what they store there as basement stuff. I don’t get any basement feeling at all there. It also smells normal XD their basement even has its own entrance door (hillside house, but the guest room is still buried) and the guest room which has its own bathroom also has connections for a kitchenette. so later a child could have its own domain downstairs or something.

The house has external dimensions of 7.0 x 10.5 m, which means about 74 m² of space is "taken up". It has a ground floor, upper floor with knee wall about 1.30 m, and a gable roof at 45°, meaning there is also an attic as storage space.
In addition, about 50 m² are taken up by the two parking spaces I have to build. And maybe another 16 m² for the terrace, as well as [² Weg] in front of the house.
That leaves just under 160 m² of garden. It’s not much, but I don’t want to engage in farming either. Some front garden, and otherwise just grass for now.
