So with such a decision I would test. Just rent a motorhome and sleep on the favored property. Then spend Sunday there. That already gives you a feeling. Sun, noises, neighbors, traffic, some strange things usually stand out.

You sleep very poorly on a water vein. You won’t get any wiser from looking at the property for half an hour.

..that is of course a matter of opinion. We, with three children, would prefer a somewhat larger garden, especially since my husband would like to grow vegetables in the garden. But basically, I agree with you – sometimes less is more :-)

You are of course right! I was not quite clear - we absolutely do not want sloping ceilings already on the 1st floor. Maybe a recessed story would be the solution here, but then the living space on the 1st floor will probably be too small in relation to the ground floor.

..a very interesting approach - we are in the construction area several times a week - also at different times of day (because of the sun etc.) Unfortunately, apart from construction traffic, no other traffic is to be observed - neighbors have not moved in yet either. Surprisingly - the first house that was completed is a "city villa":)

With 3 children, you have a high space requirement - I would also plan a "real" 2-story house. I probably didn't read about the 3 children before/didn't remember.
But wouldn't a shed roof also be an option? With a ridge height of 4.70, you reach two stories on almost the entire floor area; a shed roof opening to the garden would be a possibility to build the children's rooms with a loft bed on the second floor. My choice would also be 1434 or 1425. Because: wind mostly comes from the west, so also noise ;)

I always say: you can get a nice house with parking spaces and so on on every orientation. In this respect, I would probably prefer a play street location for you. Otherwise, I also find the whole Bogenstrasse on the right side quite attractive. No plot is bad. And what one lot has, the other may not, but it has other advantages. Unfortunately, such queries often make many unmentioned locations look worse than they are.
Just make sure it’s not too small: you want a big house and garden for children as well as usable space...

That is not surprising.
