Buy land first, then build - experiences / tips?

Thank you for the tips, variable financing was also a given for me! I want to be flexible when choosing the bank, but as I said, it doesn't always have to be the right way, there are sometimes different reasons. For me, in any case, this seems to be the best option.

I also take the topic of building very easy, we have no pressure and time. That’s why I will get a few offers and weigh them calmly. If it only happens in 2020 or 2021, no problem. During that time, we can nicely pay down some of the land.

I will obtain offers from local craftsmen or construction companies, but only when we know exactly what is to be built.

We have a hillside location, but I can hardly read the plans, the copies are so bad.

For example, according to the soil survey and site plan, there is about 1-1.5m slope in the 16m building window. And we have to drive about 14-15m from the street to the building window, so I also think the costs for excavators etc. will be many times higher, but well, there was only this plot and we really wanted it because of the location, the house will go there! Otherwise, we’ll just build smaller, it should be 110 sqm, the hut also needs to be maintained etc. Thanks, best regards

Hello everyone, first of all, I'm not even sure if I should create a new thread or simply continue this one?

So, the situation is that we have taken care of the notary, bank, and surveyor. We have now discussed many ideas with acquaintances and relatives.

A semi-detached house fully utilizing the entire building window is also on the table!

We are uncertain about the semi-detached house with 2 floors and a basement, whether a good layout is feasible, and there would be a lot of stairs from the basement to the attic. One half of the semi-detached house would be rented out, the other half would be owner-occupied. (Financing would be doable and we already have experience with renting out)

An alternative would be a 1.5-story house with about 175 sqm without a basement and a 6 m covered garage (gable roof). The upper floor could function as a granny flat when the kids move out.....

We want to build with an architect and individual contracting if no suitable offers come in......

We are not in a hurry and want to plan calmly!

We are undecided, offers are still pending.....
