Land purchase – Which plot makes more sense to build on? Tips

The 100 sqm floor area ratio is already quite restrictive, in my opinion. With 10 x 10, the often usual desires for the ground floor with office, guest WC with shower, utility room, wardrobe, cooking, dining, living are hardly possible anymore or at least very cramped. The terrace wouldn't even be included in that calculation. Therefore, I would definitely choose the next size up if I had the choice.

With 10 x 10 meters and two full floors, you get a living area of around 200 square meters, minus the wall areas. You first have to want that and be able to finance it. Did I overlook something, or has the original poster already given information about their budget?

Otherwise, I see both plots as similar, each with small advantages and disadvantages. I would tend to choose the larger plot, provided there are no financial problems.

I think 10x10 is manageable for the OP and most here mentally as well. The question is what remains in the end. A rough estimate is about 80%. But the area for the terrace has not been deducted yet. Ergo, you end up with about 150 sqm. I would feel quite limited there.

Check how well you get along with neighbors. With the smaller property, you border two, and with the larger property, three to four. I studied at the university around the corner and found the people in the region to be lovable as long as you do what “one” does. If not, there is a conservative-stubborn love of order that does not shy away from gossip and confrontation.

I would also favor the upper one. These 100sqm significantly restrict. We don't have a two-story house, but together just over 100sqm of built-up floor area. A modern two-story house also benefits from projections and recesses; the floor area cannot be too large to have more options.
