There will be a strip window (height 50cm) directly under the ceiling. Clear room height 270cm. Opening is remote-controlled. Additional costs approx. €150, so still within limits

Yes, the TV will go on the stair wall. At the moment we have the same distance in the apartment. TV 55''. Works for us. However, my husband wants the TV to be a bit bigger ;) we’ll see...

What do you need the door between the foyer and the terrace for? It won't be cheap and will probably be used rarely. I would omit it and plan a wider fixed glazing if the view of the garden is nice.

I find a 3M peninsula very bulky there, especially with the door to the cellar (I assume). I would already go to the kitchen planner if you haven't done so yet. I think another solution for the kitchen might be better.
