We discussed this for a very long time. There are always pros and cons. In the end, the children's rooms are on the street side because: 1. Contact with the "outside world" - the best friends will live opposite, 2. I don't want children's rooms above the living room. It will also be a bit quieter for the children in the evenings. 3. The girls get a second level in their rooms. Since the house will stand at the highest point in the entire residential area, the view from the top will be very beautiful.

Children also place great value on that :D And with windows facing southeast, they also get some sunlight in the rooms on weekends.

Can you comment again on how high you are allowed to build? Ridge height, eaves height? I only read something about b1 and b2 in the development plan, but I can’t find the text passages with the cellphone (except something about 2/3 of the length, and with a minimum pitch of 30 degrees I can’t believe that). Also, I am confused by the mention of the hipped roof if you want to build a barn. And what about the single-story? That doesn’t fit anywhere in your plans?! And wasn’t it you with an interesting/expensive staircase? Why is it built in like that?

Can you decipher it? ;)
We would like to build the house about 40-50cm above the street. That gives us about 50cm more eaves height.
Garage only about 20-30cm above street level.

To be honest, no. I know the legend and the cross-section drawing, but I don't see any numbers. In the text – as already said – I also didn't find anything.

Better like this? Road in the curve is at 236.55 max. FH - 246 5 max TH - 242 max single-family house - 237.5 What else do you need?
