Yes, the limit is really 4 m. Why doesn’t the garage work? Of course, I can also move it back 1-2 m. According to the development plan, bay windows, balconies, and projections with a maximum width of 5 m may be built outside the building limit (up to max. 2 m before the public paths). I want to have as much space as possible in the garden. Every meter would be important to me here. The problem is that a small (approx. 60 cm) earth embankment has been heaped along the western property boundary. So we want to go higher with the whole house so that we can compensate for the embankment. The maximum single-family house is 1 m above street level. We would not want to go that high but, as mentioned, about 50-60 cm. For this reason, it would also be quite problematic to have half of the garage inside the house. We checked this variant very thoroughly – the ceiling height simply would not fit.

You wouldn’t have to. The direction of movement could be reversed.

The position of the staircase is absolutely dumb. Between the sofa and the kitchen island? That’s not even a visual highlight given the tight dimensions, it looks like poor planning. And it’s impractical too. And noisy, because you walk donk donk donk up the stairs behind the couch and the sound goes straight up from the living room and kitchen. And can you look under the skirt from the sofa? Or is there going to be a little wall???
