In principle, the idea is not bad and would also have advantages. However, you create a big drawback by wasting a lot of space on the hallway, which makes an extra bend to eventually reach the staircase and your dwelling. This results in cramped walls. And how should one understand the priority 1. guests 2. family? And how do you imagine it: guests go straight to the terrace, locking out, … and you? You then walk down the hallway, circle around your kitchen area, to get from the kitchen to the guest. I would find that somewhat strange as a guest and uncomfortable as a resident. I’ll see if I can come up with something that implies both :)

By "guests" I mainly mean children (later on teenagers) who want to play with my girls in the garden (in 6 years – chill) :cool: . In addition, I also find a direct connection house - garage very practical.

Even if you can afford the space-wise (because you will do the laundry upstairs), ... if you see that as a premise, just like having a staircase at the other end of the house, then you will probably have to live with the mega hallway.

There are also ways to get around the house differently when it’s terrace time - without ringing the bell. But I don’t believe that 15-year-olds or older teenagers will politely ring and want to chill on the parents’ terrace when mom wants to watch the gang dutifully from the kitchen. Why should it be any different in a few years: the kid goes out to avoid confronting friends with the embarrassing parents :cool:

What I want to say is: the wishful thinking of theory doesn’t play a role in reality.
And since I don’t understand how one prioritizes wishful thinking higher and rather yields to the labyrinth, although one wants something else, then you will probably have to build like that.



But keep in mind that the garage must be 0.5 meters away from the southern property boundary – at least that’s how I understand your exception to the NVO.
I’ll try around with that again despite everything.

"From paved traffic areas....0.5m". That means sidewalks, narrow passages (there are 2 of those in the area). I am already allowed to build the garage directly on the neighbor's boundary - at least that's what the lady from the building authority said. By open and modern construction, I mean lots of glass facing the garden, open living, dining, and kitchen area... I am curious about your floor plan idea... If it helps: ideally, the house should appear as a compact, unified body - without dormers, without roof overhang. My dream would be to clad it completely (roof + facade) with Prefa diamonds or shingles. Garage preferably entirely in wood. Whether that's financially possible is yet to be checked ;) . Thanks for the time you're taking :)

Gladly. But with your idea, it turns out zigzag. That just doesn’t fit at all. For me, the thoughts are not fitting and the wrong approach. I know… tomorrow someone will post here praising you for exactly planning your idea and not letting your dream be distracted... And yet zigzag is not what one wants and the wrong approach is to stubbornly stick to it. So if I manage to come up with something, you will probably be a bit disappointed :confused:

Why do you want the children's rooms facing the street? They would benefit much more from the garden side facing west than you?
