With bay window into the setback areas - permitted in this case?

What does the information regarding the garage have to do with the bay window? I considered A4.3 to be applicable. When enlarging the house, I realize that the floor area ratio of 0.4 must not be exceeded. Are paths and the front garden included in this calculation? Or only the house, garage, and parking space?

All questions for your architect.

Regarding A4.3: if necessary, clarify whether exceeding the building boundary is possible without registering a building encumbrance. For me, this is not entirely clear/finally formulated. I would also ask this question primarily to a local architect – with the building authority, you might awaken sleeping dogs.

I once copied your property from an old thread. I don't find the building shape optimal for the property. If the development plan restricts you too much, and you can’t get out of the "square with bay window," then it’s time for a professional. And yes: I think a utility room belongs less in the south than a living room. Wasn’t another floor plan with a similar south-facing position discussed here in parallel or over the weekend? It was very successful, naturally without a straight staircase. I also think it’s pointless to cling to a dream element in the house if you can foresee that the element will not come into its own in any way as you had once seen it. So take a look in parallel threads at how some made positive progress by allowing alternatives.

I have actually seen a straight staircase somewhat similar before. You enter the house and look from the side at a floor-to-ceiling glass wall and a folding concrete staircase. Why do you think it wouldn’t work? Unfavorable angle? Too little daylight?

Mirroring the house was an attempt. The positive thing about it was that the kitchen window could be bigger and also the garage wouldn’t have to be moved so far back on the property because of the window.

The idea with the bay window for the utility room came from my architect, but with a variant that would push the house into the garden. I was looking for a way to avoid this. But if that’s not possible and the house has to be pushed back anyway, then maybe better to widen the bay window across the entire ground floor and put the upper floor one meter smaller on top.

Oh no idea...


Which floor plan do you mean? Unfortunately, the ones from Watcher78 and Lionelle don’t have a study on the ground floor.

Yes, I think it was watcher78 (from memory). It was a hillside plot. I at least see the rough layout in your house as well: kitchen at the back right, then with access from dining and kitchen to the garden and the terrace, living can be at the front and capture the south sun on the side with the windows. Unfortunately, I currently have little time, so I can't even sketch something to see if a study works for you.

It's a pity, the brilliant idea is currently missing. We are going through a bit of an idea drought since the basement failure. And the architect is only drawing variants suggested by us. Thanks anyway for the honest assessment.
