We are not discarding that yet either, which is why I wrote: intuitively.

I ran it through four different portals. The price range is between 250 and 330'.

139 on the ground floor, attic completely built out, but does not count as a granny flat due to ceiling height (but it is open to the top... so really nice). 70 sqm basement heated. Kitchen is 12 years old and stays. The stove in the living room is only two years old.



So if you can make the payments in retirement?
... That’s not going to happen right now, thanks to our low-wage sector activity.

Yes, the bank wants its money back. And you cannot contractually agree on a sale as repayment.

There are definitely other financing models. Acquaintances have set the installment so low that they will probably never pay off the house in their lifetime. Just get advice from a financial advisor.

Then you end up paying interest forever, and quite a lot in relation to the installment. Not to mention the risk that interest rates will no longer be at 1% in 15 years but at 4%, which is particularly disastrous with small repayments combined with a high remaining debt. If the bank agrees to that, I would rather pay off most of the debt before retirement and then arrange a rate change after retirement so that the remaining debt is paid off more slowly. Alternatively, since you have a right to cancel after 10 years anyway, you can then cancel the old contract and conclude a new one for the remaining debt. However, this requires that the bank finances in such a way that the rate is predictably not affordable during retirement.

That’s what I thought too. First a higher rate, then somewhat lower when you can no longer afford the higher rate.
