For 300k all in, better not. The leeway is small because it's older and high repayment is necessary. Better to rent and still have some life left, but without the salaries and everything, nothing can really be said here.

It could work, but I really wouldn’t want that (being a slave to the house). Together we have an income of €4000 net + 1 child benefit. We simply couldn’t save any equity because we both did a second training to get out of the low-wage sector. I only found a permanent full-time job in October that is manageable with a child (before that only part-time).

75 sqm is definitely too small. It should be 100 sqm and the possibility of a small workshop/creative room. I basically only kept an eye on the rental house/rental apartment sector regularly until summer and what would be an option costs on average €1000 cold rent. Hence, the initial contact with one or actually two financial brokers.

Regarding self-construction I’m a bit worried that one overestimates the time. I’m usually home between 3 and 4 p.m. My husband mostly not before 6/6:30 p.m. The horse is still young, the dog is old... both don’t consume much time. The daughter, 10, has a large circle of friends and is very independent. However, we would definitely need instruction; we also know various acquaintances/friends who come from different areas.

I’m grateful for any input because I don’t like surprises and would like to hear as many sides as possible. Just looking through house catalogs (I have Fjorborg and Allkauf Haus here now) already raises questions because so many individual components come together.

When you consider that this includes the land, garage, and outdoor facilities, it was already at the lower end of the forum average back then. However, it must be said that the forum average that has formed here is just an average. That does not mean that building cheaper is not possible if you stick to the standard instead of upgrading every detail.
