Of these things, we will only have the sockets because we can do those ourselves and the material cost is not significant...

I had to look up sash windows because I’ve never consciously seen anything like that before. Here, everyone wants as large glass surfaces as possible WITHOUT anything in between, which wasn’t technically possible in the past. It’s interesting that someone pays for the opposite.

But of course almost every builder has such cost drivers. For us, they are called cellar, plastic-aluminum windows, fireplace, lift-and-slide door, interior sliding door, and double garage.

It definitely is more fun if you can at least realize something yourself, but of course, the difference in happiness between plastic and aluminum windows is probably quite small in the end.

Regarding the catalog price, you have to see whether you can place the desired house on the property, right? For us, the development plan already specified the 8m x 10m building window and that was difficult with a standardized model house. And the individually planned prefab houses weren’t really cheap either.

Ad hoc, the only thing I can think of that I would find great is a conservatory.... Otherwise, we are not used to luxury or frills, so it's no problem to do without. We can also clean ourselves for 5 years with a showerhead costing 5 € and then maybe buy something better. Renting wouldn't be so bad if there was something suitable at a reasonable price. Staying here is not an option. We have been looking for almost 2 years for a move. But rents have also risen sharply and often it says, for example, no pet keeping. And then for 850 to 1200 € cold rent. I'm too stingy for that. Development plan... Hmm... Well, if I look at the houses built, they are all so different that it probably won't be so difficult with a prefab house.

Are you already fixed on a prefabricated house? I don't know any specific companies from SH, but our developer from NDS (solid house) also offered 120-130 m² houses at prices that definitely still started with a 1. 180-200k. Some bungalows were even cheaper. We only have a price list from 2019, as far as I know, 2 times 5% have been added. You can figure it out for yourself.
There must be such offers in SH as well?

I would always recommend building with a construction company that has good reviews and a solid reputation. Even if they are not always the cheapest.
Objectively, I found ours not so expensive in the end. A lot is in the details. Standard already included tiles up to 35€/m², and fittings from Grohe or Ideal, and so on. So the service description for the standard was quite decent.

You mentioned somewhere Allkauf Haus, I recently saw a report about shoddy construction there, so alarm bells rang immediately. Of course, not everyone has to have such experiences, but I wouldn’t have bought from them without further consideration.
