The problem is also (maybe there is someone here who is an expert and can confirm/refute my theory) that you somehow can't build “too small“. I mean that there are many high fixed costs that increase independently (or not directly proportionally) of the building size. For example, you need an excavator to dig the foundation pit. We are currently asking ourselves something similar, namely to build only what we really need, without having a big pipe dream in mind. It starts with the building size.
Can one assume, for example, that 100 sqm of built-up area costs X euros, and 200 sqm (i.e. double) not 2 times X, but rather 1.8 times X?
Follow-up costs for a larger building are obviously more tiles/floors, windows, etc. - but isn’t it “proportionally“ more expensive to build a small house?
The question will also be for the original poster: Is it worth building KFW 55 or rather just following the Energy Saving Ordinance...
