Building with a small budget feasible?

Everything is a matter of space requirements and living preferences. If, in principle, 75sqm of interior space is sufficient, you can also build a correspondingly small house with the budget. There are quite a few good floor plans in this size range within the Chalets in the Netherlands. I would look for a plot with a "Weideanschluss". Did I understand correctly that the house will be "inhabited" by 2 adults?

I can only repeat myself, if the financial broker says the OP gets 300k€, then it is very likely that neither the salary is high enough for building a house nor a high repayment rate can be maintained. Being 48 and 45 wanting to build without equity and 19 years before retirement does not make sense to me. The most important information is simply missing here.

You are right there. However, building with a "small" budget is doable. It does, however, require the willpower of responsible, adult persons with left and right hands. We ourselves have also managed it with similar conditions, but on leasehold land, and larger for that matter. Loan amount around €200,000, equity capital €100,000

I don't understand what is supposed to be similar about that. Neither the year nor the budget matches, and I haven't read anything about EL either. Just like with Jana, it simply isn't correct here. Without further information, there is nothing else to speculate on at the moment.

We built an all-in for under 300,000€ seven years ago. The plot of land was included in that with about 45,000€. For the rest, there was a 125m² KFW70 house including a double steel garage and outdoor facilities on flat land. At the time it was feasible for the price, it certainly could have been a bit cheaper if we had stuck even more to the standard. At least initially, we watched the budget carefully to not exceed it, and of course, there is no controlled residential ventilation, no electric shutters or similar included. Towards the end it was relaxed, as we were able to save some additional money due to the long construction period.

However, there has also always been around a 5% price increase in recent years. At 700x100€ it would already be significantly more than we paid. I personally doubt that it is still possible to manage 300,000€ for the plot without a lot of own labor.

Seven years of inflation, different interest rate levels, no child benefit for building, lower development costs... the factors change year by year. Therefore, it is difficult to compare the years of construction. But 300k was already a proud sum for building a house seven years ago. I still remember offers from 2013/2014 where several turnkey semi-detached houses were offered here for 250/260k and no one wanted them for a long time because they were overpriced.
And in another seven years, people will probably say again, "I should have built back in 2020, it was still nice and cheap then" ...
