Country house charm sounds good I would also buy a used kitchen if it fits and is high quality. An acquaintance who does all sorts of things around the house has “refurbished” kitchens in recent years that were only 3 years old and cost €25,000. But of course, you can’t really count on that. My husband can’t imagine that, but that probably comes when there’s a pressing need (which we hope won’t happen). We plan to do floors and painting ourselves. That should be doable.We had a similar amount of equity, a bit more but not much. The problem with holding back is that the bank preferably only finances the house, not the ancillary costs. That means even with 100% financing, you should ideally have the ancillary costs saved up. That might just work for you (if you have similarly low costs with SH as we do in NDS). We also struggled with the kitchen. We had to use most of our equity for the ancillary costs, so there wasn’t much left for the kitchen. We saved up and scrimped our way through the course of the construction phase. Everything that was no longer needed was sold off through classified ads. :D By the way, I recommend that – it’s underestimated how much cash can come together, plus it reduces your moving volume. Life is good with lighter luggage. But on 75m² you probably haven’t accumulated that many unused treasures anyway. Still worth a look. If you can get friends and acquaintances involved for the floors and painting work, that would probably save a lot already. We had offers from the general contractor for floors (€10,000) and painting (€14,000). We had the floors done by professionals, they look great. Painting was too expensive for us, so we handled that ourselves with reduced requirements and hired an affordable specialist company, paying around €5,000. That saved us the money we needed for the paving work, but that’s how our walls look now. :D It has, uh, country house charm. :)
