Hi, just that alone is already very valuable... it's an interesting story... ... search for "variables Darlehen" There were somehow exaggerated demands combined with resistance to advice. well, if you somehow need an "all-inclusive designer kitchen" with Miele appliances. We bought a complete Schüller kitchen from a small kitchen studio in Cologne about 3-4 years ago for around €6500 including installation. It also includes all appliances, a countertop in an L-shape about 4.5 m x 3 m, upper cabinets, etc. That one is enough for us; it was only for a rental apartment and a temporary solution, but it will definitely last about 10 years, and if the next tenant doesn’t take it over, we might even take it with us to SH. This is not normal with the price increases in construction costs. Although, how are other prices developing (food, petrol, electricity, etc.)? Here it just doesn't stand out as much because the amounts are smaller. Actually, we wanted to build in SH in 4-5 years, but with about 5% increase per year, you can't keep up by saving. With these high amounts, that's quickly 1000 - 1500 € more per month. So we're just preferring to do it now. Regards, Olli

Especially since there is nothing for saving. Real estate gold. Everyone who realizes it can only hope that it stays that way.

I do not see equity and little to no public housing allowance as a difficulty. This way, there is no backup and it quickly leads to additional financing.

Have a completely honest conversation with yourself about whether half of your salary (questionable if it will still increase) should go into a house permanently, whether you will work full-time until retirement, what standard you currently live at in the apartment and what you can (not) do without, whether a house can make you happy just for the sake of having a house. With a lot of patience, so that you do the outdoor facilities step by step and initially still have a construction site around you, even though the fence and patio roof are already there next door when you move in, keep all temptations like electrical fittings, tiles, stairs, KfW standards, new furniture, kitchen etc. very small ...
