That would now be the next step. I already have a few catalogs here. One on recommendation. There is already a fairly detailed description of the construction services included (I think). Also certainly helpful in view of the cost increase.

I have contacted the land seller. As expected, there is high demand. It is not developed but lies directly on the main road in the village. He knows nothing about a development plan.

Well, the catalog prices of construction companies are somewhat binding. You can build it that way. At least with our developer. The additional costs on top are, in the broadest sense, lifestyle choices. I recently wrote a blog post about all the things you have to or can include in the budget. And when I think back, most of them are really optional items. A catalog house cost 228,000 at 2019 prices (Lower Saxony, 150m² with Frisian gable – it’s cheaper with a saddle roof too).

What we couldn’t leave out was: [Mehrspartenhauseinführung] (which is now mandatory in Lower Saxony).

Most other things can be omitted. Walk-in shower with shampoo shelf? That also works with a shower tray.
Nicer toilet? Concealed fittings? Also possible without. Double door with glass panels, country house staircase made of limed oak, segmental arches over the windows, sash windows – all nice to have, but if you just want to live in homeownership, that’s not decisive.
You can also live with the standard number of sockets.

We treated ourselves to some of these luxuries because we could, let’s be honest.
But if I were faced with the choice: build modestly or continue renting, I would know what I’d choose.
You still have an energy-efficient new build with tiles from the standard range and without a second entrance door to the utility room.

If I'm already spending my money on a house as a lifestyle decision, then I want to live as beautifully as I wish. Otherwise, I'll stay renting with compromises and invest, instead of sinking my money into a compromise-laden lump-sum risk house on a plot of land that's now carton-sized. I haven't gained anything at all.

No. Ownership also means a piece of freedom. I decide when and how to renovate, whether to plant strawberries or flowers in the garden, whether to have a dog or a cat or not... even a simple house can be spruced up over the years when the money is more liquid again. With lighting, flooring, furniture, a lot is possible, and some things that blinkblink may ultimately turn out to be completely dispensable.

I only know a similar budget-busting behavior with house building with the first child and weddings.

No. A house with a little garden offers so much more than an apartment. For your posterity or whom? Then I'd rather live compromise-optimized – happiness is not tied to the circumstance of cleaning yourself in a f***ing expensive walk-in shower, but to enjoying your quality of life afterwards on your own terrace with a coffee, which in this case is linked to a small, own, and affordable house.
