difficult plot - noise protection regulation?

Hi,
if by prefab house you mean timber frame constructions, I would quickly forget about them. In our development area, several people have built that way and they all say their houses are quite noisy.
That would be rather inconvenient on a federal road....

Yes, that's the one I meant. Luxhaus advertises with the Climatic walls. I see a lot about thermal insulation everywhere, but nothing about soundproofing.

I have also read about the internal thin walls, but nothing about noise from outside.

The property is still driving me crazy. I like it, but the street gives me a stomach ache. Maybe it doesn't bother me now, but in 5 years?!?

I would do 2 things: 1. find out what the extra cost for proper soundproofing is 2. really reconsider whether you want the plot of land. Noise can make you sick. It's no coincidence that there are always protests against the airport around Frankfurt. From my own experience, I can tell you, it's really annoying now in spring when the motorcyclists are out. There's no relaxing sitting on the terrace. In addition, there can be considerable truck noise on a federal highway and also the horns of emergency vehicles. There must be a reason why your buddy wants to sell you a plot of land for just under 20€ per square meter. Be honest with yourself, such a "bargain" should make you suspicious. If it were possible, he would have sold the plot for 50-60€ per square meter.

Thermal insulation in the houses is indeed great, but according to the residents, the soundproofing leaves much to be desired.
In our initial phase, we were in a show home estate from prefabricated house manufacturers directly on the A3. The houses are located only about 100 meters from the highway. We already found it quite loud inside the house....

Btw: if you have any doubts about a property, the advice can only be: hands off!
In our experience, a gut feeling is very often a very accurate advisor...

A price of 24 euros/sqm already speaks volumes... is it actually ready for construction? Or will the municipality suddenly come along and want X-thousands of euros?

Is the plot really so nice that it is worth an additional €50K for soundproofing, lifting system, etc.?
You only have soundproofing inside the house with closed windows, but not on the terrace.
Maybe you would get a better plot for €50K more, which would also be worth more at resale?
