The kitchen clearly does not count as construction costs. A kitchen is a "movable" item that you can sell separately from the house. It is also rarely included in financing.

With an all-in price, that doesn't work, and then you shouldn't post any numbers either. So your general contractor also supplies the kitchen. Because they're building the house. Such nonsense. A kitchen is furniture. Nothing more. Not construction costs. Not value-enhancing for the property. The bank also does not recognize it as construction costs.

We want to determine average values of prices / m² here and you think I should also calculate my basement with an average value? Then I might as well state an average value for my entire house? :D
That would mean the whole calculation makes no sense? If the basement is included in the total price, any number I assume here would be a lie.

A basement can also have an incredibly wide range! Depending on sealing / waterproof concrete / the equipment itself etc.

It’s just nonsense if I want to calculate my price per m² and then have to assume an average value for my entire basement :D

Then you simply cannot compare your house, or only with other houses with usable basements. But you could also just ask your general contractor what your house would cost without a basement.

That's why there are different levels of equipment both for the living area and for the basement.
There are no limits upwards, which is why the average is given. And the average of a basement, unless you upgrade it with gold bars, can be googled and quantified just like the living area.

Even if you now tell me your price per m² including the basement, you necessarily have to specify whether it is fully or partially basemented. Whether you also use the basement for partial living, training, home office, etc. The equipment changes accordingly.
You don't have to do something like that for the price per m² of living space!

When I read the prices here like this....wow....very cheap. With us, apartments already cost at least 3500€/m2 with the simplest fittings and without all the extra wishes, etc. Maybe too simplistic and not comparable at all with houses, but I/we have not yet dealt with building a house. Prices of 2500€ or even 3000€/m2....sounds like paradise :D
