I rather fear that they want to get rid of us "cheaply." Other home-building companies pay premiums when customers withdraw their order; our home-building company charges so much more that customers give up voluntarily. And the unpleasant thing for us is that new customers pay the higher prices for the same house. So we lose in any case.

This game is not that simple! You have signed a contract with an associated construction performance description and (hopefully) a fixed price guarantee for X months. If this period is exceeded (but only if it is not the fault of the construction company), the price may MODERATELY increase by a certain percentage per month. But simply raising the prices absurdly to "get rid of you" does not work; you have a right to your house at the agreed price. If there is resistance, go to a lawyer.

I'll put it this way: making sense of it is not hard, only the conclusion is not favorable for the company. The bark beetle infestation did not happen overnight, and even when combined with corona-related logistics turbulence, the price increase cannot be explained – after all, carpenters are not part of the pilots' union. The price increase is unserious and unfortunately indicates a provider with weak capital resources and little own staff. Hopefully your contract allows you to offer the provider termination of the contract against proper compensation. In case of insolvency, completion guarantees are also practically worth less.

I have not yet fully understood whether the 21.4% increase actually applies to the entire construction sum. If it is the total construction sum, then with a 0.6% adjustment margin per month, at least 36 months of construction delay would have had to pass if you simply add it up. Using the "compound interest" method, you still come to at least 32 months. I remember that the matter has been dragging on with you, but that long? Your supplier will have to prove the price increase - which he might be able to manage with 34 months. I would listen to everything calmly tomorrow, have it explained in writing, and then seek advice. Do not make any commitments, look at the samples and do not make a binding decision. You can make your own notes.
