Price increase - Our construction company wants 21.4% more

Wow, if it's the company... they were also among our final choices.

But what surprises me is that almost 2 years after signing, construction hasn’t even started or isn’t even expected yet. Only the sampling. What was the reason? Was the start of construction delayed by one party? Can the fixed price not be extended if the general contractor delays the start?

We also signed in December 2019 and moved in in May 2021.

well.... it is tough. But nothing was done from 2019 to 2021. Who was to blame?

Now complaining about the "evil" GU and that it is tough. Should the GU now buy at higher prices and not pass on the price increase even though you have given a commercially clean contract.

The price clause was included. Unfortunately, I see it differently and am pro GU.

I am reminding you of the thread here, "Construction costs are currently skyrocketing." So, it does not seem to be entirely unfounded.

I would indeed be interested in what has been done in the past almost 2 years, or why something has not been done.

As a client, I would have certainly pushed the project a bit in the current situation (for over 1 year), especially with regard to 30.06.2021.

However, a reputable company would certainly have communicated this differently, through the personal contact person. And also not from 0 to 100.

The increase is not baseless. A BU we had inquired about also mentioned 15-20%, and that was weeks ago. However, he also complained about the craftsmen. From his point of view, it cannot be justified by Corona etc., but he suspected that some are jumping on the bandwagon to make money. That only doesn't help the builder. He is quite helpless in this regard. But here at least there was a contract, so the lawyer should take care of it. Whether it is really a good idea to force a BU fortunately is also questionable. I wouldn't know what to do :(

I see it the same way. I ask almost weekly how the construction costs are looking, as we finalized the bank financing about 2 weeks ago. We have about €40k buffer, but I don't necessarily want to "burn through" it right at the beginning. Since the general contractor already bought the items before the crisis (except for the roof; wood), the price has "only" increased by about €7k. He doesn't see any further increase.

With Pinkiponk's general contractor, I don't understand the timing at all. Prices now seem to be slowly (very slowly) normalizing. Why he is raising the demand now and not 2 months ago, when the situation was tense for so long, is inexplicable and basically a no-go from a human standpoint.

Nevertheless, the question remains open , you are here in the forum, you know that prices are rising significantly. You know that your price guarantee has long since expired and nothing has been done during that time. Were there any prior talks with the general contractor or did you just hope it would work out??

Since this is a large manufacturer, where several builders seem to be affected, it might be possible to join forces and, in the worst case, threaten with the press. But that would probably be the last step.

For example, first selling the old house. One could say that the general contractor contract was signed much too early. But between 2019 and 2021, not only the time between February and July 2021 comes into play, but also the time before. One shouldn’t be surprised that the price guarantee eventually expires. I don’t want to say that over 20% is justified (no idea), but over the entire period you do have to expect price increases.
