We have now returned from the sample appointment and are back home. I am trying to answer all open questions and posts little by little. On this occasion, I will probably learn how to cite correctly. ;-) So it will be a very long post; the essential information can be found in short form in my post #71 from Wednesday, 18:46. Thanks again to everyone who contributed time, thoughts, feelings to our situation and helped and continue to help with hints and information.
Thanks also to the moderator who meanwhile renamed my post title to be more meaningful, since "SOS" would no longer be current and appropriate.
Now follows the hopefully successful quoting; I will start with the comments after my post #71 from Wednesday, 18:46 and then answer the questions before #71. If I missed a post/question, please just get back to me if you are interested.
Seriously though: as stupid as it may be, if we are still in the range of sash windows and the increased story height, we are VERY far from "it’s no longer possible"
The sash windows and story height increase are not 100% certain, because we do not yet have a list of reductions/increases of services with prices. We will receive this in the coming days. Even without "sash windows and story height increase," we will have to take out another loan that we will pay off for the rest of our lives. The dream of retirement without rent payment is over; instead of paying rent, we now service loans. It is also unclear whether we will have to sell the house again soon.
Well, sometimes you also oversell yourself a bit.
If I had known the extent of all delays and additional costs, I probably would not have planned a controlled living space ventilation today...
True, this is certainly also the case for us. (By the way, we are building without controlled living space ventilation.)
For me, especially considering the dramaturgy, this has a whiff of the cheap psychological trick called anchoring effect. In my opinion, you should discuss with a lawyer how far this was such a "doorstep transaction" and whether it is advisable to revoke. The headhunters of the heated blanket mafia must be lining up at that "seller" ;-)
Echglaaaubeesnöcht (to quote Mr. Kerkeling).
It is possible and probably likely that the other side acted tactically and strategically cleverly; they are entrepreneurs and certainly psychologically and legally savvy, unlike us. A legal dispute, to put it mildly, would have pushed us mentally and physically to our limits or beyond (I, for example, have heart disease). For us, it was simply the fundamental question whether we build or no longer build (buying an existing property was ruled out by us for various reasons 3-4 years ago). And we decided to build. Also because I have already invited the forum to self-brewed beer. ;-)
Great! Finally red roof tiles again :) I look forward to pictures.
And of course, that it still went relatively smoothly.!
I am very happy about that too. I still think the house will be pretty, in our opinion, even if perhaps somewhat old-fashioned/outdated. "Old Fashioned" is probably the right term. :) I also look forward to hopefully being able to post photos soon and read the approving and disapproving posts of the forum members. There will probably be both, and both are welcome. :)
That was exactly my first thought, so I have to agree with 11ant. As long as the contractual situation is not 100% clarified, I would not pay another cent out of charity.
It is nice that you are happy about it, and I do not want to spoil it for you. If you want and can live with it, that is your decision, but for me, then the 3x 0.6% price increase would be okay... provided that it was contractually presented correctly.
Thanks, we are actually glad that there was an acceptable solution for us short of a legal dispute. More details are in my answer to "
".

Your consistent rejection was definitely already an effective, tactical measure.
Apparently, they wanted to talk to you in a state of shock; I cannot explain such an approach otherwise.
If they had been sure of all the flowery writing, you would not have received a call........
It was not intended tactically. We simply did not know whether participation in the sample appointment would be legally considered as acceptance of the 21.4% price increase.
Such a forum might help and deter going to a lawyer due to potential extra costs, but this is about more than 1-2 EUR.
I would see a lawyer immediately regardless of any negotiation skill.
We were not deterred because of possible extra costs; we have legal expenses insurance, but I would not have survived a legal dispute unscathed health-wise. That was and is not worth it to me. I try to focus on the goal of moving into the new house next year, yellow facade/red tiles/white sash windows ;-) Maybe that is wrong, but for health reasons I saw no alternative. Maybe with a little more distance in a few years.
Come on, give me the facts. How much does the place cost.
sqm, location, clinker? Gable roof etc. I am now really curious.
When the list of reductions/increases in services has been finalized, I will gladly provide the exact numbers anonymously. So far, we know too little. However, I will then open a separate thread that is meaningfully titled and "tidy." I have been wondering for quite some time why no previous builder has done this here in the forum (or I have not found it?). Maybe it is forbidden or unwanted. Even if the numbers are not directly comparable, it can still be helpful for other forum members, in my assessment.
That would also interest me.
Costs are often discussed in the forum. It feels like in the past two years the rough benchmark of 2000€/m² has risen to 2500€/m². What is the current m² price after the price increase (without incidental building costs, cellar, garage, upgrades, etc.)?

Two weeks ago in Bad Vilbel we have already heard several times 3000 €/m²...

From a development perspective of square meter prices, there is an indication. There are good statistics—search with associations and ministries.
Whether someone paid 1900, 2850, 3000, or 5000 €/m² does not say much.

BTT Please!!
3 more words......
What does "BTT" mean, please? I do not know the abbreviation and think I have not seen it here before either. Thanks in advance. :)
Basically, has really been "taken for a ride" now. She is just glad that now it is "only" a 15% price increase, so that it seems like a good deal to her. So quickly strike while it is still cheaper...
Like in Emil and the Detectives. A woman wants to buy bread, and the baker says she only gets three rolls for the money. "Now take them quickly before they get more expensive!" (there is galloping inflation)
I do not know whether we have been "taken for a ride." It does not seem like a "good deal" to me either; I just saw, mainly for health reasons, no way to survive a legal dispute unscathed. Basically, I made an "internal cost-benefit assessment" that included other factors besides money. Lifetime and age, for example. ;-)
And I fear that the euphoria will last until shortly before the revocation deadline no lawyer will have time anymore.
I do not understand this hint. Could you please explain? Do you assume that the company side will worsen our conditions again after the revocation deadline, or how is your post to be understood?
...
Pinkiponk, I wish you all the best with the house construction – I would still continue and put on some pressure – otherwise, it will become even more expensive.
Do you assume that, despite the written agreement, we will receive another price increase?
