And I am concerned that the euphoria will last until shortly before the end of the cancellation period, when no lawyer has time anymore.

Honestly, that's how it is right now. As harsh as it sounds, it's a win-win. House construction is moving to the next phase. A symbolic handshake agreement has been made. I wouldn’t have believed two years ago that my 40k buffer would be used up solely for material price increases. From this 40k additional cost for the lift-and-slide door, not even a single craftsman has had a morning cigarette or visited the construction company. Just material! These are tough times at the moment in the construction industry.

Price increases are currently hitting everyone hard. Manufacturers are glad when customers "back off" (there is even money if one waives contract fulfillment). The order books are overflowing. New customers are lining up. New customers who have to pay new prices. I can certainly understand the providers if the purchase prices have actually increased (which is probably not always and everywhere the case - I am sure that margin expansion is also a factor). But everyone is playing this game. And a price increase of 15% over 3-4 years has already been cited by K… four years ago. The disproportionate price increase on some materials is a fact. Anyone who goes to the hardware store can already see that. I wish Pinkiponk all the best with the house construction - I would still keep going and put in a little more effort - otherwise it will get even more expensive.

We have now returned from the sample appointment and are back home. I am trying to answer all open questions and posts little by little. On this occasion, I will probably learn how to cite correctly. ;-) So it will be a very long post; the essential information can be found in short form in my post #71 from Wednesday, 18:46. Thanks again to everyone who contributed time, thoughts, feelings to our situation and helped and continue to help with hints and information.

Thanks also to the moderator who meanwhile renamed my post title to be more meaningful, since "SOS" would no longer be current and appropriate.

Now follows the hopefully successful quoting; I will start with the comments after my post #71 from Wednesday, 18:46 and then answer the questions before #71. If I missed a post/question, please just get back to me if you are interested.


The sash windows and story height increase are not 100% certain, because we do not yet have a list of reductions/increases of services with prices. We will receive this in the coming days. Even without "sash windows and story height increase," we will have to take out another loan that we will pay off for the rest of our lives. The dream of retirement without rent payment is over; instead of paying rent, we now service loans. It is also unclear whether we will have to sell the house again soon.


True, this is certainly also the case for us. (By the way, we are building without controlled living space ventilation.)


It is possible and probably likely that the other side acted tactically and strategically cleverly; they are entrepreneurs and certainly psychologically and legally savvy, unlike us. A legal dispute, to put it mildly, would have pushed us mentally and physically to our limits or beyond (I, for example, have heart disease). For us, it was simply the fundamental question whether we build or no longer build (buying an existing property was ruled out by us for various reasons 3-4 years ago). And we decided to build. Also because I have already invited the forum to self-brewed beer. ;-)


I am very happy about that too. I still think the house will be pretty, in our opinion, even if perhaps somewhat old-fashioned/outdated. "Old Fashioned" is probably the right term. :) I also look forward to hopefully being able to post photos soon and read the approving and disapproving posts of the forum members. There will probably be both, and both are welcome. :)

It was not intended tactically. We simply did not know whether participation in the sample appointment would be legally considered as acceptance of the 21.4% price increase.


We were not deterred because of possible extra costs; we have legal expenses insurance, but I would not have survived a legal dispute unscathed health-wise. That was and is not worth it to me. I try to focus on the goal of moving into the new house next year, yellow facade/red tiles/white sash windows ;-) Maybe that is wrong, but for health reasons I saw no alternative. Maybe with a little more distance in a few years.


When the list of reductions/increases in services has been finalized, I will gladly provide the exact numbers anonymously. So far, we know too little. However, I will then open a separate thread that is meaningfully titled and "tidy." I have been wondering for quite some time why no previous builder has done this here in the forum (or I have not found it?). Maybe it is forbidden or unwanted. Even if the numbers are not directly comparable, it can still be helpful for other forum members, in my assessment.

I do not know whether we have been "taken for a ride." It does not seem like a "good deal" to me either; I just saw, mainly for health reasons, no way to survive a legal dispute unscathed. Basically, I made an "internal cost-benefit assessment" that included other factors besides money. Lifetime and age, for example. ;-)


I do not understand this hint. Could you please explain? Do you assume that the company side will worsen our conditions again after the revocation deadline, or how is your post to be understood?


Do you assume that, despite the written agreement, we will receive another price increase?
