As for the time between contract and construction, I can also share a story and congratulate those who managed it faster on their success!

We also signed the contract for work in December 2019. Financing was supposed to be signed in February 2020 and the documents were virtually already on their way. At the same time, Corona came around the corner and the processing time of our financer extended. The deadlines set by us were not met, it got too frustrating for us and we looked for alternatives again. These were eventually found (interest rates rose again in spring 2020) and we signed with another bank after we were explicitly promised a processing time of 2 to a maximum of 3 weeks (due to Corona). In the end, it turned into almost 3 months! They regularly apologized but could do nothing to speed up the process. (Corona, home office, vacation season...) So by the end of summer, the financing was secured, which had already been planned for early spring!

Afterwards came the planning with architects, building permit applications, months of waiting for the building permit, and suddenly it was spring 2021 when construction could finally start. In the end, we are very satisfied and grateful that everything went more or less smoothly and the move is imminent, but such a "long" construction time is actually not that unusual. Neighbors of ours also signed with another general contractor in January 2020 and plan to move in in November. Others signed even earlier than us and currently have only two floors of the shell finished. I just feel sorry for them as well :(

Edit: A few weeks ago, I met someone from the Cologne area (Leverkusen) who waited 16 months (!) for the building permit. You can imagine the value of his old calculation and why he had to start completely from scratch after that time :(

First of all, heartfelt thanks to all of you for your contributions, information, tips, and sympathy.

It is bad, but not completely disastrous. We now have to pay "only" 15.4% more for the house instead of the originally demanded 21.4%, but the price increase for next year is already "included." Our house will not be delivered this year anymore, and the price now applies until the house is handed over. We try to console ourselves with the fact that we were hit with the price increases from 2020, 2021, and 2022 all at once.

We canceled the selection appointment because we did not know whether we would have legally agreed to the 21.4% price increase, but we were contacted and invited to a conversation with the company owner. You can find the result in the second paragraph of this post. The selection appointment began late after the agreement and was not particularly pleasant, as we now have to make compromises everywhere to at least partially compensate for the price increase. For example, instead of the wallpapers, which would have cost at least 17,000 euros more (because the puttying work is also more elaborate), we decided on the old textured wallpaper. This can possibly be changed again at a later date. What we managed to save are the floor height increases on both floors, as well as the many windows and floor-to-ceiling doors, which will also be taller. The pane windows also survived. The front door is not what we wished for, but it can be replaced later as well. I can only give more details when we have the selection list with all the reductions and additional prices.

I am at least happy that the house will have a nice, warm, yellow color and red roof tiles. :) And I am also looking forward to the many windows and doors, which I think are beautiful. :)

So seriously: as stupid as it may be, but if we are still in the area of [Sprossenfenstern] and the increased ceiling height, we are very far away from "it's no longer possible"
