yes, but only if you leave out the property and the incidental construction costs ;)

That's exactly how I see it as well.

I don't want that either – for me, as I said, it was never a point I had compared, or wanted to compare.

I just wanted to mention this and say that this price indication is quite difficult to quantify and also not 100% transparent for home builders :)

Yes exactly, that's true. That's how I arrive at the average price/m² according to Statista etc.

Ultimately, personal details about one’s own project have been given here in previous posts – which in my opinion I can only hardly quantify for my house. So I would (as you say) also have to indicate average values, which are not comparable. It already starts with the fact that it is a WU basement that costs significantly more. Also, southern Baden-Württemberg is not comparable to the East, etc.

Anyway, I just wanted to point out that this statement is not really transparent :)

But don’t forget that meanwhile the land costs almost as much or sometimes more than the house. So you’re already at 5,000 - 6,000 € / sqm. Plus the additional building costs :-)

Of course it is not transparent, but it helps every prospective builder to make a rough cost estimate at first. And if, according to statistics, the m² of living space in BW has increased by 20%, that is also a statement. It is similar to the average salary. It is and remains an indicator for the industry and qualification.

For , it is relevant what the house will now cost, what negotiation leeway arises, and how she deals with it. I recommend that people in this situation who are not explicitly skilled in negotiation seek professional support. The fact that prices have increased by 20% over a period of just over 2 years is sufficiently plausible and statistically comprehensible. Unfortunately, this is not good news for .

I do know what is meant, no question. For orientation, this is definitely not wrong.

Nevertheless, I see it much more differentiated. With an average salary, I can look at: industry / job --> salary – there are no major "exceptions" or things that could be different. There I really know what an identical job in the identical industry can offer on average.

With a house alone, a controlled residential ventilation system, a cistern, wood-aluminum windows, waterproof basement, fireplace, KFW 55 cost so much more that the price easily fluctuates by 20%. Thus, it becomes extremely difficult to orient oneself by that… it’s just an example that, for instance, partially applies to us, so that with the same m² size, in the same building area, the price could easily differ by 20%.
