No. The basement also has its own price per m². Only the additional construction costs, like earthworks, can vary greatly. Everything directly connected to the house refers to the typical price per m². So also kitchen, stairs, railings, floors, etc. ...TV, if it's hanging on the wall, of course not ;)
Aha, and what would that be? I get a total price for the house from the general contractor. The "features" like controlled residential ventilation are logically priced separately, but not the shell of the basement! So, for example, I take 160 m² for the house as the base value for the price / m², in which a basement for about 70k is included? The m² for the basement are logically not included in the base value, though?
If I include the basement, it ultimately distorts the result as the price per m² in the basement is much cheaper than in the living area.
So: If I don't know exactly what the basement costs, I can't possibly make this calculation.
That's why for me the kitchen counts directly towards the construction costs. Without a kitchen, no house. But you can also discuss this endlessly. Difficult topic.
I see it the same way... Really difficult topic - also the topic of additional construction costs. So much is included here - 100% everyone calculates completely differently xD
I've never really found this calculation meaningful and have never oriented myself by it.
