Just as a reference: We are currently building a house with >300m² living space, a masonry double garage, and usable space in the basement, and are currently aiming for 560k as construction costs including incidental costs... without exterior landscaping, land, kitchen, etc...

Thanks for this information. I always find such information very helpful. That is about 1870 €/m² specific costs excluding kitchen but including double garage.

That is correct. In the immediate vicinity of the city, an 800 m² plot already costs 380,000 €.
We have had enough of "city life" and definitely want to move to the countryside.

Otto.Motor now just has to take one step further. I would say an architect should plan something for 500,000 €.
I agree. It will probably be almost a year before construction starts – in the meantime, equity will increase.

I would be very happy if someone knows what an architect typically costs. :)

May I ask what you need 300 sqm of living space for? :confused:

With the large plot of land ... I'm starting to believe that 670 K€ might be tight. :eek:

An architect is not allowed to set free prices. They bill according to a fee schedule, which is based on the total costs of the construction project. It also depends on what you have the architect do. Possibly, someone else handles building supervision, etc....

@ backbone23 : you don't know what Otto.Motor has planned. I have an aunt who had her first child at 33 and now has 7 of them. She is also chief physician at a large hospital.... believe me, you need the space. And I would also know what to do with 300 sqm. Sauna, billiard room, permanent space for the Carrera track.

what are you doing with the [ETW] afterwards? Selling, renting? Or is it free of encumbrances?

If free of encumbrances, you can also use it as collateral and have a land charge registered.

But slowly I have the feeling you are getting everything under control

I have 3 women and 2 children from each... :cool:

No, on the ground floor the parents are accommodated age-appropriately in 130 sqm, in the basement there are still ~30 sqm of living space as a small granny flat. I myself have settled for ~170 sqm, which is more than generous for a family with 2 children, if you have storage space and a utility room in the basement.

Otherwise it would be a bit hypocritical if I try to talk Otto.Motor out of a 250 sqm house but would build 300 for myself *g

With the full package starting from planning through tenders, construction management/supervision, etc., about 10% of the construction costs..
