That's not even comparable.

Apartments also have at least one more link in the value chain (shell builder, craftsmen, developer, sales, buyer)
And above all, areas are externalized there, so they do not count towards the m2 of the apartment: staircases, elevator shafts and external corridors, storage rooms, boiler room, laundry room, bicycle room, etc. But all of these are paid for proportionally! And elevators and increased fire protection are also things that do not occur in a single-family house like this. Also, no own work is included here.

That is exactly why people also talk about different equipment levels. I think you can compare it well with cars. There is also the typical mid-range car, which also varies greatly in price depending on the equipment. Nevertheless, everyone knows what is meant by a mid-range car.

Can you still roughly make such a comparison? I would be interested to know how we stand here.... but then again, I have zero idea about prices in house construction. Our district moves, despite being off the beaten track, price-wise in the range of Düsseldorf, Hamburg, etc. (I once saw a table about that in the newspaper).

If you are talking about 3500 per m2, the things I mentioned are already included. If we talk about 2500 per m2 for a single-family house, spaces like sheds, garages, or basements are still on top of that. And if you build completely without a basement, you have to provide storage space, utility room, and heating inside your four walls; then you can no longer compare the m2 with those of an apartment where all this is accommodated in the basement.

For the basement (instead of a slab), garage, and shed, you can roughly(!) calculate an additional 30 to 50% on top of the bare house price, that way you end up approximately at your 3500. Fire protection requirements and an elevator then come extra in the multi-family house.

We could really open a new thread for this, but just so much: in the 3500 (and these are really the cheapest lines... so rather 4000 upwards) not everything you listed is included. Basement yes, but that is almost no longer countable ... what use is a 3m2 basement anyway? :rolleyes: Garage, parking space etc. is also still on top. Easily 25000€ for an underground parking space.
