No, that is actually quite simple. Basic equipment, normal equipment, upscale equipment, or highly upscale equipment. The equipment levels are quite well defined. Like, for example, in the rent index or similar.

Also find it difficult to specify the price / m². For example, if we only have a basement for storage, it will never be able to command the same price per m² as the residential ground floor or residential attic... thus these specifications are very, very difficult to make.

It is always only about the living space. The basement is separate and is not mentioned or only as an addition.

But if I don't know what my basement costs (which is not necessarily obvious with the general contractor), then the total price WITH basement obviously distorts the price per m² WITHOUT basement significantly.

no. The basement also has its own price per m². Only the incidental construction costs, such as earthworks, can vary greatly. Everything that is directly connected to the house relates to the typical price per m². So also kitchen, stairs, railings, floors, etc. ...Television, of course, if it is mounted on the wall, not included ;)

That's why, for me, the kitchen also directly counts as part of the construction costs. Without a kitchen, there is no house. But you can also discuss this endlessly. Difficult topic
