In the north, there is so far no window planned .. because the garage is everywhere there.

I find kaho's last basic approach a basis that one can think through. It also offers possibilities for the area that needs to be reduced in the upper floor. However, more that the terrace that can be created as a result opens to the south and west.

However, some of your requirements are also not integrated.

Wouldn't it be an option to rather pack eating/cooking properly together and isolate living for that?

The number of drafts is not decisive. It depends on the chargeable costs, the fee zone (which will be III here), and the fee rate (which will be above the minimum rate here). Including VAT for service phases 1 to 4 (which makes sense with a staged contract), you will probably come to an amount between €10,000 and €14,000. Clarify more precisely in the initial consultation with the architect.

Oh damn, I mean east. In the living room, I removed the window facing east. Firstly, because there is only a view of a wooden fence, secondly because I might later place the TV there if I want to rearrange the furniture. A loophole higher up was once considered for light entry, but it also gets in the way when rearranging.

I have not yet looked at Koha’s second design in detail, but I will do so. The good thing is that the ground floor is now "artificially" even bigger than the upper floor, which benefits the single-story concept. At first glance, however, it is noticeable that the dining room has been placed right on the outside. I had also considered that. Simply pull the kitchen out a bit at the bottom in my design so that the dining corner moves further away from the sliding door and the cooking island. But then I’ll get even bigger again... which I actually don’t want.

Dining room and kitchen together, living room separate was also considered; I find it different but better/more multifunctional.

We like having a breakfast table in the kitchen, where stuff can stay permanently; homework could then be done at the dining table. Of course, dinner is also eaten there, etc.

What really bad points are there left in my design? The hallway upstairs is narrow and long in my design, but we like having access both to the party room and the balcony. But still, the other rooms are large.

What I took away: better to make the bedroom a bit bigger to fit a sock dresser. By definition, that can also go into a dressing room, but it looks nicer. So that’s another point I take from you all here!

@Koha: Oh, the soundproof room in front of the children’s room = a very, very good idea!!! Thanks for that. I’m also considering the idea of the utility room going around the corner into the garage.

You should also include the outsourcing of the technology to the garage area in these considerations. I had that in my version 1.

Because the storage room, which you have also planned in the garage, is quite large as well.

I don't quite understand the multifunctionality of eating/living instead of eating/cooking.

Tell me, how long is this wooden fence? Along the entire length? And how close is it to the house? 5m or 10m or only after 15?

How big does the dining table in the kitchen need to be? I had now drawn in your 2m x 1.5m bench, but just sized the table accordingly.

So I don’t find your design that bad. What bothers me most downstairs are the bathroom and the guest room. They just look stupid and not very functional. Have you yourself ever drawn the 2m bench into your kitchen? I couldn’t see it at all.

Will see tonight what else is possible.

Yes, in the north and east the wooden fence is complete. You can somewhat see it in the picture. The house will stand 3m away from the wooden fence, as close as possible. I want to push the house into the "top left" corner so that I can use the rest of the property better. Attached is a sketch: The bench at my place is 1.5 x 2 m. I have it like that in the plan as well. I think having living and dining in one room is best.
