Well ... ironing in the extra room, but that definitely also needs a TV connection, otherwise you’ll die of boredom while ironing. I’m also wondering what else is supposed to happen in the 13 sqm utility room upstairs.

And in general .. my external dimensions correspond to yours, it’s just that some rooms are larger and therefore more spacious. For example, the bedroom upstairs; yours has just 300 cm of shell construction measurement. If there’s a bed inside that is at least 210 cm long including the frame, and a TV console is mounted on the wall opposite it, you only have 70 to 80 cm of passageway left and no additional storage options. (In the storage room, an 80 cm passage was too narrow for you.) In my version, the master bedroom is about 390 cm there. You can fit a row of dressers for all the little things like underwear, socks, jewelry, etc. opposite the bed, with the TV on top, and then the passage will be about 120 to 130 cm wide.

Also, the door to the bedroom, when opened, blocks the passage to the closet. Very impractical when you’re turning the corner with freshly ironed laundry to hang it away in the closet. As you can see, I’ve paid attention to many little details. Maybe that’s also because I probably have at least 20 years of living experience ahead of you.

Take another close look at my plans .. I’ve included a lot of storage space, for example in the hallway (e.g., under the stairs in front of the guest room), etc. Overall, always storage where you actually need it.

A kitchen of 20 sqm isn’t necessarily more spacious than one of 16 sqm. It very much depends on the room shape. In your version, around 3 to 4 sqm are just used as pure “entry space.” Nothing else happens in that area of the kitchen.

No, the OG utility room would not completely disappear under the sloping roof. The 2m line is marked ... it would be the half where the washing machine/dryer can be placed.

Yes, I can return the compliment. If 80cm is completely sufficient, then it also fits in the bedroom! On the one hand, you think it's enough, but now you criticize it elsewhere. But I know what you mean about the bedroom (BU Entwurf).

There is still well over 1m between the closets in the dressing room on the plan. The dressing room is supposed to become narrower in favor of the bedroom. So the OG of the BU is definitely still not okay. The entire hallway has shifted too far upwards for my taste. It should be moved down again, which also makes the children's room upstairs larger. Because of that, it can become narrower again, so the dressing room shifts south in favor of the bedroom. You should rather look at the dimensions of my planning. The dimension will then be 3.5m. So a 50cm deep dresser can still fit.

Your 2m line seems somewhat different from the one in the BU. But well, not the whole room is covered, but half. It is too small for us even without sloped ceilings, as I said.

We don't have a price yet. At the beginning of the planning, he said €1300/sqm. Garage naturally less.

You come to about 25sqm in the OG bedroom, so do I (not the BU Entwurf). Children's rooms about 20sqm for both of us. Bathroom is bigger with me, laundry room too, and that despite a more wasteful hallway. All in all, I do end up with more content in the rooms! So I don't come off badly overall either. It's always just a shift of the usable area. Since we place value on the ancillary rooms, as I said. Therefore, a compromise must be made, or another 50sqm added. But then it won't work out price-wise.

On the ground floor, our rooms are not very different in size, and mine are not significantly smaller nor significantly more awkwardly shaped.

But on the subject of sloping roofs. I fear that in my design, with the bathroom-side staircase in the OG, the door to the laundry room is not possible like that. Or there is simply too much of the laundry room under the slope... That is still a real sticking point, besides the fact that I find the angled hallway cool.

But there is a difference between having an 80 cm passage in a utility room and being able to create a maximum of 80 cm without any additional storage space.

And, if you mean, for example, this upstairs floor plan of yours:


Then you should try getting up from the toilet there, under the sloping roof. All your upstairs variants have some quirks that make their functionality doubtful. Also the utility room you planned in the upper left corner in one variant. Sloping roof halfway, etc.

That’s why I am currently only referring to the developer variants.

Closet space .. if, for example, it is supposed to be wardrobes with sliding doors, the best example Ikea-Pax, then you have to calculate at least 66 cm depth for the wardrobes including the sliding door. Then add about 1 to 2 cm of wall clearance because you can’t place them flush against the wall, and there is also plaster on the walls. So if there are wardrobes on both sides, that’s already about 135 cm. That’s why I always calculate a minimum width of about 215-220 cm. Better, however, 240 cm. And why do I calculate more than 80 cm aisle width here? Unlike the storage room, where, for example, seasonal decorations, rarely needed items, etc. are stored, I have to go into the dressing room several times a day and want to be able to move properly there. I might even actually dress there, and then a little more space is not harmful.

No, I do understand about the closet room. But this storage/utility room, as it is usually on the ground floor, it is not in our case. But I have already mentioned that several times.
