In my opinion, the garage must either be completely on the property line or maintain the full distance of 3m.

If the plan is supposed to be as it is, I would definitely mirror the house. As it is, it goes against the natural sunlight.

I do not like it at all. It may be habitable and also functional (drawback in the living area), but I don't see any quality of living there. To me, the many walls feel too closed, including myself. This "introverted" access to the living room... (Insider) completely disadvantageous, also for later furnishing around the hallway corner... it should therefore also not be barrier-free. The narrow entrance area - no wardrobe...

To each their own - but the hallway corner/living room would be, in my eyes, a planning mistake.

I find the bathroom good: Alt. 3!

Thank you very much for the quick responses
- unfortunately, the covered terrace is completely facing east, but a cozy seating area and a fish pond are planned for the south side, which should possibly also be accessible through the living room (where larger floor-to-ceiling windows are currently planned)
- the use of the bathroom by guests is not a problem at all (we very rarely have overnight guests, and if so, only briefly)
- personally, I would like the floor plan completely mirrored (especially because of the garden), but unfortunately that is not possible due to the garage at the intersection area, and in addition, we would then have several north-facing windows
- the garage is initially a non-scale dummy and would extend all the way to the property line
- the hallway will be very dark, I completely agree
- according to the plan, the dressing room has an internal dimension of 150 cm, so 60 cm depth should definitely fit according to the drawing, but this is not crucial since we want to install custom shelves and clothes rails ourselves
- the storage room should mainly hold a coat hook and my vacuum cleaner, but it would probably be better to omit this room completely
- do you really think the utility room is too small at almost 9 m²? Unfortunately, I do not yet have the exact dimensions of the heating and hot water system and therefore could not plan them in
- we actually do not need a door between the kitchen and the living room; I am generally not a fan of walk-through rooms
- the access to the living and guest room is a bit tricky; we just didn’t know how to redesign it without losing a lot of living space

Best regards
Sophie and Christoph

Oh, almost forgot: We are a 2-person household + dog. No children are planned. From time to time, I work from home, hence the large office.

Best regards

No, the garage can stay where it is. Windows? Then I see one north-facing window for the guest room, and you would change the living room window to face the terrace.

For me, two major issues:
no terrace window in the living room facing the main terrace
longer way from the garage to the entrance

So: the design could also come from a standard bungalow by numerous builders or general contractors – but those rarely have such major flaws.
For an individual design, I would say: start all over again – tinkering now and there would lead to disappointing ‘improvements.’

In this case, unfortunately, I wouldn't be able to arrange the furniture properly anymore, since the corner would be completely dead space due to the glass front and terrace door. Alternatively, the glass front would have to be removed entirely, but then the room would, in my opinion, be enormously dark.

We didn't find it so bad that there is no direct access from the living room to the terrace, but only via a small detour; our main living area is usually the kitchen anyway, since our guests often cook here as well.

We have created many floor plans for a 4-room bungalow with between 120 - 130 m² of living space, but without a walkthrough room, at least in our opinion (though maybe this is just our tunnel vision), it's not really possible in a significantly different way. I am of course happy to receive exact suggestions, but completely redoing everything unfortunately doesn't help us at all.

Best regards,
Sophie and Christoph
