May I ask how old you are? Is your family planning already completed?

Hello,

I have been thinking intensively again these past few days. Yesterday I also looked at dozens of other floor plans again. None of them really fit, and somehow, what we had/has been, in principle, already exactly tailored to our needs and wishes. I took the criticism to heart again.

Then I sat down at the program myself again. There was an interim result from the architect where the "breakout" to the inside on the south side was gone. The problem then: To create the imposed single-story design, the roof pitch had to be reduced. Regarding single-story, an inward recess of the walls on the upper floor is very advantageous. Ergo: eliminating it is rather counterproductive. Roof slopes should be as steep as possible, and the knee wall as high as possible.

Now the children's rooms should/could be on the south side. To save space, it would make sense to build separate access to the balcony for both children. But then we would always have to go through the rooms. My alternative now is to extend the corridor to the outside on the south side as well, so everyone can go out there (to shake out laundry or hang out clothes that smell of smoke, read... whatever).
Effectively I then waste about 4-5 sqm for the corridor (see sketch). Well, I think I can live with that.
I also pondered the arrangement of the stairs.
1. In many new, but also old, open or rather closed floor plans, the stairs go up directly next to the front door. For separation purposes, I find that better, so the stairs can stay by the front door from my side.
If the stairs came up in the middle on the upper floor, I would have much less corridor on the upper floor... normally... but with us, it is desired to be able to go from the 1st floor to the party room as well. So the corridor extending all the way out to the north is already set. Newly added is now the corridor extending to the south. It is a huge hallway running through the upper floor, but with pictures from all vacations and collages, one could conjure up a nice long "gallery landscape" on the walls. Playing football in the corridor would then be forbidden!

Attached you will find the revision of the upper floor. Bathroom topic: I find it good if the shower and/or toilet are separated by clever arrangement of walls. I have also implemented that! But I would also be happy about suggestions specifically in the construction area. Two separate washbasins, where one can get ready simultaneously and independently, are important to us.

The bedroom including the dressing room/closet room is almost a bit small for me.

Upper floor. End.

On the ground floor, I removed the slants and changed walls. One more word about the kitchen and tightness. The furnishing is not fixed, and if it gets tight, then the kitchen island will just be 1.8m long instead of 2m or a bit more... there are adjustments possible. I have extended the kitchen so it can be narrower. Because: in the living room, the length of about 6.6m for the couch and dining table was also too narrow for me. Now it is about 7.1m. The pantry is smaller, bathroom without corner, although one might be good there because of the corridor.
You can create a kick in the living room nicely with a fireplace, so both rooms (including the guest room) have something of the kink.

I think the front door would look better with a corner, but I took it out for now.

Overall the kitchen is still too small for me, with an open layout we would have much more space in no time, but that is not an option.

The corridor is smaller, but still 1.4m wide at the narrowest point, which I think should be okay. It would be nicer if I could create a nicer entrance area, but so far I have not succeeded.

The garage space at the far north edge is gone for now, to make the built-up area smaller.

You can take a look at everything.

What I still think, even if I were to commission an architect from scratch and let him do it, due to all my relatively fixed wishes, there are not 100 possibilities anyway.

Oops, forgot the fireplace... of course, that didn't fit. I have changed it.

I can't quite follow your explanations regarding projections and recesses inward.

What roof pitch do you have to adhere to? And how high can the knee wall be at most?

What I still can't understand is the second staircase. The main staircase is already at the entrance and leads directly to the passage to the party room on the upper floor.

At some point you also wrote that you are considering a two-part division of the house. How would you envision the two-part division?

I still consider the guest room, with the option to possibly become a bedroom later when you can't climb stairs so well anymore, to be a complicated room. Just like the living room now with all its corners.

The garage extension ... a door on the far left would be useful ... I’m just thinking bicycles, lawnmower, etc. But then you’re back to three doors just for the extension. The depth for the cars ... but no longer car can be included then, otherwise you won’t be able to get anywhere and might not even be able to close the door.

I also don’t see where you took away 3 m. The width is still 24 m plus bay window.

The recesses / setbacks are meant as follows: If I have to build single-story, the upper floor is allowed to be a maximum of 2/3 of the lower floor (i.e. all areas above 2m in height). It helps if the area upstairs is already smaller than downstairs due to the setback. Therefore, it should remain that way. The roof pitch was 48°. Without the setback, the area would be more than 2/3 of the lower floor. By reducing the roof pitch and therefore less area over 2m in height, it was made single-story again, so to speak.

We would like to have the second staircase; it doesn’t take much space anyway. The bicycles should also be placed in the "corridor" to the right of the garage and, for example, one under the second staircase.

A two-part division might be necessary at some point when Junior 1 moves out and Junior 2 with a partner settles upstairs for the time being. Then the bedroom goes downstairs. That’s how I experience it now with my parents-in-law. The wife lives with me (currently renting a 140 sqm semi-detached house), the son has moved upstairs with his girlfriend. Dad is now alone downstairs because unfortunately, mother passed away on 02.12.

The depth for the cars will be increased, good point, or rather, it’s not final on my plan yet. There should still be space left, even if a larger car comes at some point. Currently, I’m planning for about 5m vehicle + "Golf."

I have done another revision of the ground floor. Now I like it better again because the length of the living room is 7.1m. The house was extended 50cm towards the west. Kitchen narrower and longer. Pantry a bit smaller. Ground floor bathroom somewhat larger. Reduced slopes in the hallway and hallway made smaller. (Some slopes should remain for aesthetic reasons). Front door straight towards the north (the half meter more towards the west helped here as well).
