Hello everyone,

we had our architect appointment today. I basically found it very positive, we went through all trades extensively and discussed many details, based on which he now wants to finalize the cost estimate. We will receive it during the week, in our opinion he is working very precisely here, our wishes regarding equipment etc. are recorded exactly and the costs are determined based on current offers. We are curious... so some patience is still required.
Attached you will find the revised draft, the changes discussed today are minimal.
Don't be fooled by the tall cabinet on the upper floor, he has already picked out suitable cabinets for the slope for us, if we want them. Otherwise, the discussed 37 cm extension has been integrated, the dressing room changed and all windows drawn in.

I am happy to receive further comments from you, even though unfortunately the costs are still missing. We have talked about this again and I am optimistic that there will be no negative surprises in the next few days, as he already has most of the relevant costs.

He also gave us some things and details to think about, we should still consider them or start thinking about them, I think these are basically things that do not have to be finally decided yet.

Do you find the roof overhang too big? It is just over 1m...
We still find the 3 glass doors next to each other in the basement strange? What do you think about it? It would probably look more symmetrical than executing two only as a pane, since the frame is then missing there and is logically required for the door.
Otherwise, we like it very much!
One more addition for regarding the heights: The architect said he had exactly maximized the 8m, with 7.09m height from ground floor and 0.91m "projecting" basement. This results, if I am not mistaken, in a ground floor height of approx. 499.68 and a ground-level basement exit, so that the garden terrain would also fit well and there would be drainage to the east. That was actually our wish as well.

Unfortunately, the site planning is still unclear to me. How is the area on the east side of the house supposed to look? I am particularly interested in these walls and floors regarding material, slope, fall protection, and water disposal:

In my opinion, the upper floor remains a botch job. I would never accept such planning errors, and the guy can pack up:

The door of the dressing room opens into the 2m line. It will always be in the way. The best solution is to leave it out. I would have the depth of the wardrobe confirmed in writing, and not as a rough structural measurement, but the final placement area including plaster, baseboard, and all that. He wants the wardrobes made by a carpenter for you? I call that a makeshift solution if you can’t use standard wardrobes and have to go to a carpenter for a run-of-the-mill floor plan.

The bathroom planning is a catastrophe. You enter and run straight into a wall. Absurd. By the way, the door is not standard. That is unacceptable in the main bathroom.

Please specify the exact slope of the staircase!

But the biggest trick is the chimney through the ridge beam. Before you ask: No, it should not be sawed through!

Why do you insist on building with this gentleman? Has he shown you his architect diploma?
