Say something about the budget. We don’t want to be discussing castles in the air here. The basement/exit depends heavily on the importance of the aviary. Only you can assess the priority. What does the development plan say about terrain modifications? Excavations of almost 2 meters are quite extreme.

To clarify for the appointment:

Your planner has planned a ceiling height of 2.22 m in the basement. My plan specifies the minimum height of 2.40 m.

Hello Hanghaus,

Budget: We would like to manage with our own work, friends/acquaintances or companies (partly self-employed: heating, building materials, excavations, trucks, drywall installers, window installers, roofers) with 500k. The plot as well as incidental costs such as notary, authorities, taxes etc. are paid. The architect also has this info, so we are curious about his cost breakdown.
If at the end 50k more are necessary to implement our "must haves," this is possible.

There must be an aviary, so no house construction should fail because of this. If necessary, it might also be possible elsewhere.

We’ll take that with us! The architect said that his planned ceiling height for the basement would also be sufficiently high for the study and the bar. Maybe it’s better to meet halfway here? I could imagine that we could go for 2.30 m.

If the basement rooms are intended for residential use, the minimum height is 2.40 m. Then also 15 steps from the basement to the ground floor.

Less would be strange to me than to face pumice with skepticism. This building material has always had a high market share here (and certainly also in the Ahr valley – what do you mean by water?) . I do not follow the architect’s entire design process here.

The question now is what is defined as living space. Essentially, it is about a study and a basement bar.

Nice and reassuring for us to hear that. We actually felt a bit uncertain about pumice stone. On the internet, you really find very little and opinions that are more than 10 years old.

Can you specify your concerns about the design process a bit? Ultimately, the process was a several-hour appointment on site, which we basically found good.
