Ok, I’ll take it back to the architect again. At the moment, I don’t have more than the draft, so no planned heights either. That will not work like that, sorry. You always have to plan everything together on the slope. Every area – even if it is just a carport – must have a foundation. For that, you must comply with the distances to the street. This can lead to having to build basements under the parking spaces on the slope. That also makes a mega-paved courtyard on the slope somewhat absurd.
The development plan is available in your municipality. It is accessible to the public. Many are also online. If there is none, you build according to Paragraph 34. Here, too, you can inquire about the conditions from the office. You can also leave everything to the architect, but “not knowing” is gladly paid for on top.
The architect drew tall cabinets under the slope for you? Very doubtful. I would even ask to see the diploma.
Yes, apparently he drew a cabinet all the way to the outer wall there. Of course, that is not possible like that. We will discuss the walk-in closet issue again.
Are there any other comments on the floor plan for now? I’ll be happy to share if I have further views or terrain information.
Regards
The driveway is in the north. The “driveway” in the south is not supposed to become a path, just the possibility to pass through once more between the terrace and the boundary with a trailer etc.Where can you see this information on the plan? Not even the entire plot is visible on your site plan and where the driveway is, is unfortunately unclear. At the bottom left of the plan there is again a driveway indicated, but apparently almost the entire front garden is supposed to be paved in addition. I find that quite absurd and immediately ask again about the floor area ratio?
