Floor plan design experiences - criticism?

I give you a few more general hints: 1) The planning of a coffee grinder is quite advanced. As Yvonne already says: search the internet for example floor plans 2) There is no one perfect floor plan. There is always only YOURS. It doesn’t have to be mine or someone else’s. 3) Closed kitchens require planning so that you can sit and eat in there every day. Then the dining room can even be dispensed with if necessary. In our case, the table was used at Christmas. But that’s it. When friends come over, we need seats, but no dining table. You can also eat pizza on your lap. We want to celebrate together, not eat. Others see this completely differently here. 4) A bedroom should be 4x4. Not smaller. Besides the bed, there must also be a wardrobe and possibly a Vertigo in it. 5) The wardrobe can also be in the utility room. Then a few hooks in the hallway or a stand from Ikea are enough. Again: What is IMPORTANT to ME? 6) Always consider: storage space. Vacuum cleaner. Laundry, suitcases, umbrella, shoe rack, etc. must go somewhere. 7) Pay attention to a guest WC. Unless you reject guests. Pay attention to how you lay out water and wastewater. So bathrooms and such are best always nicely stacked. Now reflect once more. K.

Fortunately, it is not a new development area.
I probably opened the thread too early and with too few concrete details and plans. I will change that as soon as I know more and have more information.


It is our wish and the development plan allows it.


On that point, I have a different opinion or maybe something has escaped me. Most two-story townhouses have several different windows/door-windows in shape and size on each facade side.


True. I hope to be able to solve that better with the architect. Apart from that, we currently also don’t have much more space in our 11.8 sqm bedroom. Your hint is good, thank you.


We are a bit old-fashioned, at the table in the living room. If it were up to me, we would not need a single TV set; they are age-related anyway. I don’t think one can be married to a man without a TV set.


They are narrower because we want to install shutters on the house now or later. Actually, I find narrow/tall and therefore more windows/doors prettier than wide windows. We may change the window size after consultation with the architect. The number and size of the windows also depend on whether we decide for shutters (a substantial cost factor) or against them.


I haven’t thought about that so far, also because I wanted to leave that to the professionals. I have learned here that we should probably place the master bathroom above the HWT/shower bathroom on the ground floor or the kitchen on the ground floor.

I already have many suggestions that I will take into the architect meeting. Afterwards, there will be proper floor plan drawings.

Hopefully, quoting worked correctly now. I tried to do it right.

I have to admit, we already did that. The result is what has been published here. A professional is handling the kitchen planning, which is why I left everything open in the floor plan. What’s really important to me is just a table/small table with a view outside. We will probably relocate the bedroom, also to get the master bathroom via the utility/shower bath or the kitchen. In our bedroom we only have a bed, pictures, plants, and a small, pretty chest of drawers. We don’t want more. So far we plan shoes in the utility room, wall wardrobe in the hallway. We plan storage space for suitcases, Christmas decorations, etc. in the attic/storage. Vacuum cleaner and the like in the utility/technical room, which we planned a bit larger, about 12–13 sqm. We have planned a shower bath next to the utility/technical room on the ground floor, intended for visitors and overnight guests. Relocating the master bathroom is already a fixed part of the discussion with the architect. Thanks for the hint

To me, this looks like a plain 08/15 family house believably dressed up for a couple. If I were to build for 2 people now, it would probably be more like a loft ala , and in 15-20 years a bungalow ala . If I’m wrong with my assumption, then something similar to . What I forgot yesterday: living room and open kitchen with large table. I’m not convinced by having 2 dining areas. Among all our DINK friends, the large dining table in the living room has been converted into a study.

A run-of-the-mill family house is fine for us; the plot, the area, we are all run-of-the-mill. We don’t appreciate lofts and for a bungalow (which we would have actually preferred) the building window is too small and the neighbors are too close. A bungalow with a cathedral ceiling would have been our first choice.


It is not a normal dining table but a game table. But you are right, we often also use it as a surface for books, correspondence that needs to be done, etc. If we can design the dining area in the kitchen nicely, with a view of the greenery and the herb corner, we will probably eat there more often and not at the table in the living room. Regarding the furnishings, we initially planned with our current, proven furniture.
