But where is the individual planning? Here, a layman’s floor plan is being discussed, but not the individual one from the architect.
I don’t understand it ops:
I will publish the architect’s plan here immediately after receipt.
The floor plan results only from the location or orientation of the property.
For the floor plan idea, it should be of immense advantage if the builder deals with the property. For this, it is very helpful and should also be done if it is drawn to scale. I seem to remember that my pinned post contains quite a bit on this subject.
I will also publish the surveyor’s plans here immediately after receipt.
Because then you can recognize the advantages and disadvantages. If the answer here now is that nothing is yet built in a new development area, then I remind you of the misdesignation of the cardinal directions. Since these are very important for floor plan planning, that would not have happened.
Fortunately, it is not a new development area.
I probably opened the thread too early and with too few concrete details and plans. I will change that as soon as I know more and have more information.
Is it now your desired interpretation or does a two-story house with a pyramid roof have to be built?
It is our wish and the development plan allows it.
The typical houses regarding town villas almost all have your desired symmetry but have already eliminated quite a few errors.
On that point, I have a different opinion or maybe something has escaped me. Most two-story townhouses have several different windows/door-windows in shape and size on each facade side.
While I’m on the subject above: the bedroom looks about 3 meters wide to me. Truly very, very tight for the double bed "exits". If I look at the room’s proportions, it’s even less than 3 meters?
True. I hope to be able to solve that better with the architect. Apart from that, we currently also don’t have much more space in our 11.8 sqm bedroom. Your hint is good, thank you.
One more question? What and where is supposed to be played? If at the TV, then it might be too tight there?
We are a bit old-fashioned, at the table in the living room. If it were up to me, we would not need a single TV set; they are age-related anyway. I don’t think one can be married to a man without a TV set.
The windows all seem very narrow to me, is that intentional? It becomes less airy or spacious as a result, of course!
They are narrower because we want to install shutters on the house now or later. Actually, I find narrow/tall and therefore more windows/doors prettier than wide windows. We may change the window size after consultation with the architect. The number and size of the windows also depend on whether we decide for shutters (a substantial cost factor) or against them.
The toilet or the bathroom upstairs cannot be drained. Meaning: where do you put the sh**?
I haven’t thought about that so far, also because I wanted to leave that to the professionals. I have learned here that we should probably place the master bathroom above the HWT/shower bathroom on the ground floor or the kitchen on the ground floor.
We also planned without children and used this situation for ourselves – that means not only the possibility for free design but also making use of space opportunities where they are really needed and not where the typical house dictates them for a family.
Can one see your floor plan somewhere here in the forum?
This wish can certainly be solved much, much better.
I already have many suggestions that I will take into the architect meeting. Afterwards, there will be proper floor plan drawings.
Hopefully, quoting worked correctly now. I tried to do it right.
