The home builders are only responding with their house offerings to what families or prospective builders want. The trend eventually moved away from sloped roofs because they are considered old-fashioned by most people and offer hardly any space options. Also, sloped roofs with a small knee wall are disliked because these rooms remind people of their own childhood. Additionally, the lack of building space means people tend to build upwards. Nobody wants terraced houses in standalone positions, so the city villa is marketed as appealing to builders. I still remember: when I was looking for my first house in 1997, it started with Quatro houses, at least around here. Amazing, there was even an atrium window at the peak of the open roof. Still, they were not built often. Too modern, was the rumor.

I completely agree with you, but how is one supposed to change that? It is simply impossible to create a complete set of elevations for every "potential sale" of a house. Moreover: Have you ever tried to talk a client out of their dream house elevation because it doesn't fit the concept / size / budget? You might as well file for bankruptcy if you go through with that. Me too.

You don't have to change anything at all. Whoever drops 300 thousand for their house or even 600 decides what they want. And if it's a city villa, then it is. By the way, it is not unknown in SH but nowhere near as popular as further south. Not because we are more aesthetic, no, our plots are often larger, big enough for bungalows, captain's houses, or shed roof villas.

Now I understand. I was not aware of this before. It goes on my list for the architect. Thanks.

Basically, it was the floor plan from the house builder, which we can still change now. It is not a completely custom-designed house. But we will try it the way you suggest, that sounds logical and reasonable to me.

Attached is another house picture with shutters. But I think you are right, the shutters, I find, do bring more unrest to the facade. If I can convince my husband, we will build without shutters, then we will also save some money. Although the house shown earlier with white shutters could also look pretty good.
