Retrofit is also not so easy. Our bathtub, for example, stands on the raw subfloor, not on the screed. Underfloor heating must not be in the area of the potential sauna or whirlpool. Bathtubs are usually tiled; freestanding ones that do not require this are expensive.

We had a whirlpool bath for 2 in the apartment building... it was as loud as a very loud vacuum cleaner. From 98 the house, hopefully some progress has been made in the technology since then.

I have mentally almost crossed out the whirlpool tub now. It's too much effort for me to find out which one is loud when... and in the end it might still be a bad purchase. The bubbling is not worth it to me.

I honestly cannot understand your approach. In every thread, you have questions, you want to read up on everything and have detailed questions about everything. At the same time, a house construction contract is signed quite spontaneously, without giving concrete thoughts to the floor plan, because "it doesn’t matter, if it’s suboptimal, we’ll get used to it," the previously planned whirlpool tub is canceled because "it’s too complicated for me to find out."

The floor plan only results from the location and orientation of the plot. For the floor plan idea, it should be of immense advantage if the builder spends some time dealing with the plot. It is very helpful and should also be done to have it drawn to scale. I seem to remember that my pinned post offers quite a bit in this regard. Because then you recognize the advantages and disadvantages. If now the answer here is that nothing is built yet in a new development area, then I recall the misdesignation of the cardinal directions. Since these are very important for the floor plan design, this would simply not have happened.




You are a bit sparse with your information. As if someone could find out your identity through age... The question in the questionnaire has its reason. For example, it makes a difference whether 30-year-olds or 60-year-olds want to build their house.



Since these questions concern the development plan, I am very surprised about the answers. Is it now your desired interpretation or must a two-story house with a hipped roof be built? And why is something unknown here? One does not invest an enormous amount of time and energy in a house build (planning belongs to this), if one is unsure...

I will not comment on the already signed contract for now. I assume that a city villa was the wish?! And you signed off on that with several large windows. So that’s okay... house adjustments will lead to price adjustments, so all okay.

There have been enough city villas discussed with their advantages but also disadvantages in the floor plans.

The standard houses in terms of city villas almost all have your desired symmetry but have already eliminated quite a few mistakes. If I start here: not only the location of the kitchen door*, also the path, which should be chosen as the shortest (kitchen/dining area guests), is longest in your case. In addition, you even have to cross the main traffic route of the whole house here with the obstacle of the staircase as a crowning touch. The same applies to the bathroom/bedroom situation by the way. *There is no kitchen unit possible there, so you inevitably have to walk towards a cabinet. While I am up there: the bedroom looks about 3 meters wide to me. Truly very, very tight for the double bed "exits". If I look at the room’s proportions, it is even less than 3 meters? Junk room alright... but where is the clutter-free wardrobe supposed to go?

Another question? What and where is supposed to be played? If by the TV, then it might be too tight there? The windows all seem very narrow to me, is that intentional? Airy or spacious will of course be less because of that!

The toilet or bathroom upstairs cannot be drained. That means: where does the crap go? Toilet with southwest location... bedroom with south location... even if you don’t plan with children, then at least here a change should be made due to resale value. Then also the toilets or the drainage can be nicely aligned vertically. Washbasin separated from the window?

We also planned without children and used this situation for ourselves - that means not only the possibility of free design but also the use of room options where they are really needed and not where the standard house dictates it for a family.



This wish can definitely be solved much, much better as well

We signed the house construction contract because we were able to have it expanded with several exit clauses, we wanted to keep the 2019 price (as of 01/01/2020, all prefab house manufacturers known to us raised prices by about 5-6%, which was confirmed to us by a neutral insider), and during the architect consultation we can still change the house shape, i.e. rectangular instead of square, move the rooms, shift the interior walls, windows, stairs, and doors at no additional cost. It was not quite that spontaneous in the sense that we spent 8 months looking at prefab houses (and to a limited extent solid houses), comparing prices, researching wall constructions, reputation, etc. In addition, the order/contract for the stated amount includes individual positions that we can remove if, after the architect consultation, it becomes too expensive for us. For example, the master bathroom --> not above the kitchen (or shower bath/utility room) is too expensive, then we will swap that out. Regarding the whirlpool bathtub: I always assumed models would cost about 1500 euros. If these are insufficient for me due to lack of quality (especially regarding noise), which seems likely, then I’ll just leave it out. It is actually not that important to me. And the thing about "getting used to it" might be age-related. It’s just a house/a pile of stones, nothing more, and my heart is not attached to it. I can make a home where I feel comfortable with my husband in almost any accommodation. Especially since it will be an improvement compared to the current situation, that’s enough for me. But as I said, in this case, I probably have to ask to have my age taken into consideration.
