Check which windows. Your patio doors are not standard. Although the wish is understandable. Changes due to statistics. No idea how much more a bathtub for 2 weighs (there are big differences) than a normally planned one. Make sure there is enough hot water.

Is there possibly a difference between a prefabricated house and an architect-designed house? The offer was made based on the floor plans including windows and French doors (and small details like outdoor water taps, etc.). The architectural planning takes place later. We were not offered the option to speak with the architect first, nor did we ask for it. The documents we have were reviewed by a prefabricated house expert, and we renegotiated accordingly based on his advice. He did not tell us that we should first speak with the architect of the prefabricated house company. Now I can apparently only hope that we were not significantly taken advantage of. However, since it is a company with a good reputation, I choose to believe in the good for now.

So you already signed? Or not yet?
And you don’t know if your wishes are feasible and at what price?
If you haven't signed yet, I would use that as leverage to get clarity beforehand.
Buying a pig in a poke can be nice and healthy, but that would be too much of a gamble for me with that "ticket price."

You can possibly agree that you have to pay for planning services even if you subsequently decide not to proceed with the purchase.

We also had talks with prefab house companies. In all cases, the house was planned and the slope was taken into account as far as possible.

No one said this is the building specification 140 sqm cost x

Yes, we have already signed with a provider. None of the prefabricated house providers offered us an architect consultation BEFORE signing the contract. Due to the building boom, they perhaps do not have to do so at the moment.

Then maybe we made a serious mistake or were taken advantage of. Well, in the worst case, we will withdraw from the contract again, which costs about as much money as the value of a double garage, and we will have to live with that. We are not ruined by it, it would just be a pity. But maybe it will be okay. I would really be surprised if this company had taken advantage of us so clearly.
