Floor plan of a gable roof house 172 sqm - Please share your opinions

Hello everyone,

thank you very much for your contributions. Unfortunately, it is indeed not so easy to plan everything and take all our wishes into account. Attached you will find a site plan of the property, with the house located in the south. The following points led us to this floor plan, as we really tried everything...

- House not too wide in order to have an additional terrace on the west side

- We wanted the kitchen facing the street, the living room should definitely not face the street.

- The front door should be on the driveway and also not face the street.

- We wanted a generous dressing room behind the bedroom

- Large windows in the bedroom because there is a forest behind it

- Children's room facing south, bedroom facing north

- The utility room should be connected to the garage.

- A third gable to have floor-to-ceiling windows everywhere

- We had already seen the corner window in the living room and found it very nice

- The kitchen/dining room 4.10 m wide to fit a large kitchen island.

- A relatively large guest room

- A guest bathroom with shower

- Cloakroom hidden

And in order to meet all these things and fulfill our square meter wishes, I came up with this floor plan after really trying everything. Of course, there are some things we would have liked differently as well, but somehow we really can't do it any other way.

Is it allowed to build over the supply lines at your place? With us, that would not be possible with the garage.

A carport in the same location, with only the storage room enclosed, would solve that. By the way, I do not see the plan section shown here in the development plan 105 of the city (?)

First attempt to bring more sunlight into the kitchen and to bring the spaciousness of the existing living space into the living area instead of wasting it on the hallways. I hope I figured out correctly that south is on the left side of the plan. Annoying when you have to guess everything.

Additionally, emphasis was placed on the view from the bed towards the forest and the utility room upstairs for laundry and storage.

Questionable:
- Garage and roofed cables to the technical room – possibly only a carport see #15.
- Guest room has become a bit smaller in favor of the living space.
- Wardrobe cabinet = 150x60, is that enough? Theoretically still a large panel possible in the hallway (I would make a large mirror). But if people are reluctant about jackets, the 1.5m wardrobe has to suffice.
- Staircase next to the entrance is not everyone’s preference. But accepted in my own design as well.
- Window appearance from the outside will probably have to be partially concealed with contrasting colors of the exterior plaster (I would outsource that to the designers). ;)




For further ideas, the following questions arise:
- How deep is the building envelope?
- Budget, budget, budget?
- Would an open workspace upstairs and a third gable be conceivable?
- Knee wall max., ceiling heights?

Kaho, I think plan left (in the original floor plan) is south AND the street; and that the excerpt from the site plan is oriented to north, so the orientation of the site plan and the first floor plan do not match. The garage would therefore not be usable as is...?

I see the orientation the same way... The street is to the south, the third gable to the west, so kitchen and guest room face the street to the south :)
