What about my two questions and the additional request for the site plan?

I have uploaded a location plan. I do not yet have more, nor a property sketch.

Regarding your two questions:
The resale value is not relevant to us; we will probably get a few euros for it, but we don’t need much.

We are planning with a living area of approximately 140 sqm. The building must maintain the usual 3.00 meters boundary distance to the neighbors (plot width approx. 16m; I will only know for sure once the plot has been surveyed).
I also think that a 140 sqm bungalow on such a relatively small plot can quickly look like a "block." The (few) bungalows on the street all stand on plots twice as large, and in my opinion, it looks good when there is more space on the left and right. Ours would be "squeezed in." I could imagine an 80 sqm/90 sqm bungalow; we have also thought and talked about that, but for two people, that is too little living space. We would like to have a tiny workshop directly in the house.

Okay, the exact measurements are essential. Just based on intuition, I think that could definitely build a great bungalow here, but of course only if one wants to.

... can rely on the fact that exactly this "growing old together" is a downside. I have such a development area near me, which is divided into three types of sectors: one sector with multi-family houses, one sector with multi-family houses on one side of the street and single-family houses on the other, and one with only single-family houses. The latter has meanwhile become an urban planning problem area: the now all simultaneously moved-in mid-thirty-year-olds are similarly all approaching eighty together. If they could agree on a joint care service, in principle a nurse’s room could be added to each row of houses. General practitioner, physiotherapist, hairdresser, owner-managed supermarket: all retired without successors. Even the pharmacist could close down without a nursing home opposite: single-family house residents all need a car anyway, and where they drive, he even faces competition. The terrain slopes gently - no problem when young, but with a walker in old age these are serious barriers. The residents in the other sectors have these problems to a lesser extent: opposite they have rental houses with sufficient turnover to prevent excessive aging in the resident mix.

Have you ever checked how much space you have left by the bed for getting in and out?

About 65 cm and 73 cm. Thanks for the hint, I only just measured it. It's not generous, but it might have to be enough if we don't have better ideas after the architect meeting.
My husband and I have also thought about and discussed relocating the bedroom. We don’t want to place it above the hot water tank because we can’t be sure yet how much noise it will generate there. We also don’t want to place it above the living room because one of us sometimes listens to music or watches TV late into the night while the other has already gone to bed. In our current house, we have a concrete ceiling, so you hardly ever hear anything; it might be different in the new house.
