Is Schwörerhaus a premium provider compared to Streif Haus?

Thank you for the feedback.

We have already spoken with the two providers because they were recommended to us within our extended circle of acquaintances.

I now wanted to find out whether the major providers differ significantly (wall construction, sound insulation, base slab, etc.) or if in the end it "only" comes down to who covers how much in the construction description.

I understand what you are getting at. But do I also understand correctly that Streif Haus does not have to hide qualitatively as the Mercedes among the providers? I am aware that the approach should be different, I just wanted to get a feeling for the two providers with the post. It could be that someone here directly advises against one provider for whatever reasons.

You want to get a feeling that brings you nothing or might even lead you in the wrong direction. I only know Streif Haus from before, but if you pay more at Streif Haus or elsewhere, you also get more for it. With a car, I understand that you like the design and with ketchup the special taste, but when it comes to building a house, that is almost nonsense. Generally advising against a provider would be unprofessional, since everyone builds houses that don't fall down for decades. Again: You should have clarity about the building plot as well as your budget and personal needs/wishes. For example, if you have a sloping plot, classic prefab builders seem less suitable, if you are a really skilled, willing craftsman with time, it might be a shell construction, which would again mean a limitation in selection. Therefore my questions: Do you have a plot? What is your budget? What are your space requirements?

We have a plot (slight slope). Budget for the house about 450,000 euros. After an initial discussion with an architect, it will come down to 150 sqm. And we want everything from a single source and move-in ready except for the floors and painting work.

A salami frozen pizza is made by Oetker according to a different recipe than Wagner, the doctoral degree doesn’t make it "better". The basic ingredients can only differ marginally, a wooden frame panel is a wooden frame panel, plates on the outside and inside always provide the flat rigidity and posts between head and base frame handle the load transfer, in the infills there is some insulation material to make the whole a WDIS according to the required standard. Water boils at one hundred degrees – whether Fachinger or Perrier, you could just as well use Marienquelle. The real differences between the products of the big names are found in the target customer groups, and your choice there is six of one, half a dozen of the other. Flip a coin. You can see a Mercedes in both in the sense of today (oin Daimler isch des nemmeh, gell?). As said, complete module A with your architect and go to the switch point with the preliminary design in the dough resting phase, there you’ll get a feeling from the answers to the two central questions (which I have already explained elsewhere here). You can also carry out the switch point based on my example yourself. If your extended circle of acquaintances correctly assesses you (i.e., especially if the recommendations come from people who know and "share" your income group and customer expectations well), then you already have two suitable wood experts on board with the ones mentioned. Then take two regional owner-managed Steiners and a fifth one from whichever faction, then you can read from the answers in which variant you continue to work through the house construction roadmap (basic series or "Reloaded" sequences). No rocket science – daily business for me, but certainly doable yourself. After all, I’ve written enough about this here in nearly eight years. Emphasizing "or anywhere else," meaning also at the other named or their competitors (each of whom has their clientele and fits better to them than others). I’ve known the whole industry for over forty years, behind many of the names from back then are different ownership (structures) today, contemporary as brands for market segments/channels, for example the former competitors Bien and Zenker merged some time ago. You know that from elsewhere too (Glas has been absorbed by BMW, NSU and DKW are long known today as Horch aka Audi, Maybach is a line at Mercedes). And as said, don’t take Schwörerhaus and Streif Haus together with Heinz von Heiden or Town & Country (both a different league, too), but Huberfranz and Son. I can fully endorse this part of the post as well. Show the plot, start the thread with the completed questionnaire – then we’ll also see how serious the slight hillside is. That sounds like a slight contradiction. Keep in mind that the finishing level "turnkey minus" can economically turn out to be questionably "cheaper" than "basic finish plus," and that you can fall into warranty traps. There are good reasons why there is so much to do for independent building consultants like me (and many colleagues) – and an architect is not the worst among them.

Then Schwörerhaus and Streif Haus are out anyway for 150 sqm. A regional general contractor is the better contact. Or Town & Country and comparable providers.
