Why building a house almost always costs more than calculated

Hello

How do I calculate the costs for building a house? No idea. It didn’t even come close to working for me. I found a nice plot of land and bought it. Then I was forced to build a house. I had the shell put up together with an architect. After that, I took over the management. That’s when I threw money out the window depending on the situation. I installed 4500 meters of cable mostly myself. Before that, I alone milled the chases and neatly carved them out within 3 months. I tiled the basement myself. Quickly put the roof up with a special lathing (among other things also for burglary protection). The windows are WK2. The alarm system is all wired. In the basement in the electrical room stands a used B-safe, where the alarm system is tamper-proofly installed. The side entrance door between the basement and the garage is a VDS 1 safe door with electronic code locks on both sides. I installed the 275 kg door myself. (it’s not that heavy) In the meantime, word has gotten around and I have done that about half a dozen times (of course free for friends). Suspended ceilings with wood paneling and built-in lighting done by myself. Fully glued 100 m² of parquet on the upper floor myself. It took about 2 years. In hindsight it was very satisfying. Every weekend and often after work. But how to calculate the costs? No idea.

So first of all - respect. I think the most sensible method (beforehand) would have been to tender the trades and see what that would have cost. The material price as a basis + markup since you don't buy wholesale plus estimated transport costs (here a truck, there a van or delivery or constant trips to the hardware store) and possibly pocket money/food/accident insurance for helpers. Furthermore, one could also factor in that possibly provision interest on the loan occurs due to the longer construction time and the longer parallel rental costs.

PS: Just make a side business out of it. "I install your doors - only X euros and everything fits."

Hello

Too little thought is given to burglary protection. It should be a bigger topic. And such a secure side entrance door costs quite a lot. And it is not nearly as secure as a safe door for 2,000 euros. And it can be opened from both sides with the combination lock. So never any more problems with lost keys. No more worries about whether the hidden emergency key can be found. And such a heavy lump is surprisingly easy to install.
I had ordered 2 safe doors and a wall safe, all VDS1, completely from a safe manufacturer. The delivery was affordable and the installation do it yourself.

Only bad if Alzheimer sets in at some point. OK - sh... joke, but it just fit so well. On the other hand, it cannot be denied that you have to remember more and more codes, logins, PINs, etc. This sometimes causes one thing or another to be forgotten. I had to puzzle for days recently until I figured out the login to my never used Google mail account. I never need it - but I had to set it up 1.5 years ago for a one-time app download (I know, I'm ancient). This time I had to change a setting on the phone and suddenly I was stuck.

Btw. I recently read about a method where burglars either stick a very thin foil over the keypad or possibly use spray to mark the keys used in order to determine the code from that.
